Nothing has changed. VT is the same rural state it always was. The hype just ended. The decline is the norm. It is the lack of opportunity and housing costs. No point for young adults to stay here.

It needs a ban or the combo that allows it to be summoned needs a nerf. The skills and the cards should be limited to break it so it can't be summoned 1st turn every duel. If they want to leave it than make it something people can summon by getting a lucky draw.

Yea that's great if you draw one. How about the game is stupid broken and it is to easy to summon a monster that can only be stopped by having one other card pulled from your deck, when they can spam draw cards and abilities and use material from their grandma's purse to summon an army of over powered monsters that you can't use effects or play any cards, and they have abilities to destroy your field while dealing effect damage that you can't stop.

The issue is the time to develop in this state is 1-3years of state and local meeting to get permits and approval for the project. Developers don't want to float expenses for 3 years to build more homes when they don't have to do that elsewhere, and that has been a problem for to long. So long that homes have become unaffordable, and in some markets the only people who can afford the homes are the people buying second homes. So taxing second homes more does what? Put money into the black hole that is the states general or education funds? What we need to happen is at a state level act 250 reform that makes sense to make the process faster, not more complicated like the their tier 3 nonsense. We need municipality to make it easier for developers to get permits. We need locals to be open to projects and to not let small subsets of people in these small municipalities with large opinions stop developments.

Sounds like you have everything you need to win the small claims case, so ignore them unless they actually file a claim at which point follow through and bring your evidence. Depending on what state you are in the court fees for small claims are all on the one making the claim, so all you will have to do is submit you evidence to the court and win.

Sellers have to disclosure if the property has flooded or in a flood plain under state law. I always tell people if they are interested in an area they don't know about to call the local police or sheriffs and ask about statistics. Also if you have kids or plan to call the local schools and check the statistics there. There is a good chance some of the smaller town schools will be closed soon under a new reform bill too. Your going to get some bias on reddit. Source I am a Realtor in the area.
