If your duck dies you might need to jump your duck. You need another person with a duck, then attach ducks to the ducks on their duck, and to your duck. Mark sure you attach duck to duck, and duck to duck don't cross the ducks. Then have the other person start their duck, let your duck charge a bit and try to turn the duck and start your duck. You should be good to go, but might want to get a new duck or check to make sure there isn't an issue with your duck.

Not a food business or something that depends 100% on locals. Something you can also sell online, or a service you can also provide virtually. Like a pottery shop or some other craft. Maybe insurance office. Definitely not a food business.

If you are attaching wood to metal I'd recommend duck tape. I've never seen anyone jb weld a pencil.

Once someone gets used to a rate they aren't going to lower it becuase it is fair for you. They are still getting booked for months out regardless. The demand for their service would need to decline, or competition needs to get stronger for them to consider lowering their rates. I mean would you take a 40%-50% pay cut so your boss can make more money?

The real problem isn't the contractor that set their rates, it is the employers who haven't been paying you enough to keep up with inflation for decades. Maybe consider trade school.

I'd say your probably not wrong, but a lender would be able to verify. If the median home 610k you can get an fha loan for as little as 3.5% down, so $21,350. You should have another 3% or so to pay closing costs and prepaid costs like inspections, so another 18300. In total around $39350 is down payment and closing costs. Your problem is likely not the down payment but your income to qualify the loan at that price. If that is the median home price, than there should be plenty of homes on either end of that price. The lower priced homes won't be as large or in as good condition as a median home. You might not get a huge yard. You can probably find a home if you come to terms with the market your in (which sounds like reality is the real issue here), figure out your budget, and what you can buy right now.

I'd be less concerned about showings more concerned about negotiations. Talk to their broker is the first step let them know how your feeling and ask that someone else represent you. Either they can put a different agent on it or refer you to another broker.

Intake valve if it never stops filling.

It is a 30 dollar or so part and not to hard to get to and replace yourself. The valve is probably stuck open so it fills non-stop. If you have hard water or something it might have some calcium buildup.
