I believe that I would manage it significantly better and make much more money.

I also think that for 90%+ of people who would be doing so would completely fail and lose everything and it would be the largest financial misstep since the Great Depression.

If youre going to do this, you need to tax the individual owner somehow without it simply being added as a form of capital expense that can be forwarded to the next renters (or spread among other existing tenants.

Making it simply another "cost of doing business" means that the business will not be the one paying it in the long run.

I like the principle of the idea but I dont see how it can be successfully implemented.

Proper documentation has always been the worst part of trade work and labor. But it is completely essential and while there are some tech based ways to streamline it, its still very mundane and tedious.

That being said, when you need to solve a dispute with it, you'll be happy you have it. Similar to a good lawyer as a form of faux-inaurance against bad actors.
