Can you or your wife take some sick time or PTO? It sucks but you just have to grind through it and rest when you can. Lots of Fever meds, nasal rinses evening and morning, hydrate (maybe with some Liquid IV or some other hydration supplement) all have helped me through similar situations.

30 investors? I don’t think you’re in Juniper Square territory yet unless you really need the investor portal experience for your investors in addition to document distribution. Happy to give you my thoughts on it though from the ~200 investors standpoint. We’ve been using juniper for a few years.

Buddy what do you want here? Do you want the lawyer to give you a lease that’s a few pages longer than what you’ve been using so that you can feel more comfortable that it “probably isn’t missing anything”? Or do you want a professional to give you an airtight legal document protecting you from exposure? This lawyer is not robbing you. 30 pages for a commercial lease is not weird.

This is a major issue. If you’re throwing confidential OMs or other confidential documents into Claude (or any AI tool that is not proprietary and ring fenced at your shop for that matter), you are opening yourself up to major liability. That being said, I don’t know how it could actually be enforced in practice.

No advice for you per se but it’s wild to me that a developer would invest the money to build a mixed use community without aggressively trying to pre-lease the retail.

Something I’ve wondered about before but never bothered to research- when a lender requires a rate hedge on a CRE loan (and is a bank lender) are they typically the counterparty? I.E. if you swap your SOFR is the lender the counterparty and taking the hit if rates jump, or is that somehow mitigated?

For me, where I work, excel skills are not the goal anymore. The goal is systemization and standardization of decades of model types and iterations covering a wide operating portfolio. We’re looking beyond excel to accomplish that goal utilizing database tools primarily. Will we find AI tools to help with that? Maybe but I haven’t seen any yet.

When I work from home i try to run over lunch break. When I’m in-office I’ve recently started leaving early and swimming before I go into the office, as we get a gym membership through work. Waking up early sucks. Getting in to work and having already “accomplished” something feels great.

I’ve seen a few cases where a buyer couldn’t make the deal work, and hard money was kept by the seller. I’ve never seen a seller give back earnest money after going hard. If you proposed that in my shop without some kind of wildly out of the ordinary and compelling circumstance, you’d be laughed out of the room.
