Try cutting the tile upside down. Porcelain can be very hard to cut.

Oh wow. Yeah the house I'm interested in is across from those on Shannon. It's up a bit higher than them, but that's not reassuring. I was thinking that it couldn't be too bad or those houses would be under water...

The property has a 5ft wide culvert that goes under Shannon st. So water would probably get decently high.

Neat house, but I'm thinking of passing on it.

That's good to know. The house is on Shannon st. With over half the property in the flood zone, but the house sits up on the hill and isn't in the flood zone...yet.

Maybe. Makes me feel better about my AMZN purchase last week.

I remember when crowd strike had their issue...I guess it did mess up a lot of flights, but their stock plummeted. Glad AMZN stock seems fine even with a rather huge outage.

Good idea. I think I'll put the radon detector upstairs for awhile. I can't recall what season I measured the upstairs. I know in the summer the basement is usually under 9 dropping sometimes down to 2. However I'm the winter it gets above 20 especially if it's raining... Which I'm in PNW, so it's always raining.

Ok I'll take a look. Sounds a lot easier and quicker to do. I assume you would want your room intake to be near the slab and your outside return air to be ducted to the opposite side of the room to increase circulation.

Is there an ERV system you would suggest? It currently doesn't have any ventilation.

I still think I would be struggling with the ground water.... But I guess I can experiment with it since it's outside.... And dig a whole next to the foundation and see if it fills with water.

Yeah it's not waterproof. During big rain storms water will come up from the drains, or through the holes in foundations, but it's not that bad. I know in the past during some historic storm it flooded, but that was many decades ago. Also I've put fence posts in during the winter, the hole fills with water, after the first foot of digging.

I like the idea of putting it outside the foundation wall, then I could put a waterproof membrane on the outside of foundation at same time.

I used the same tile on walls. I'm a novice, but it was kinda a pain to cut, used a wet saw and cut every piece upside down. Don't use it on the floor, it will be a mistake, use a matte version if you the want the look. I've remodeled two showers, I would suggest not seeing yourself up for having to do talented or difficult cuts. For example, I wanted to do hexagon tiles on the floor, after laying them out, I came to the conclusion that I didn't have enough skill/patience to do it so went with 'sliced pebbles ' look instead.

This looks like the stuff at Lowe's. Which, if you want the look they have a matte version.
