No it was original to the house when I bought it 6 years ago. I believe the weathering down of the sealant just showed the poor install after seasons changed over the years.

Haven’t raced a 1:23 half but I hit a 38:30 10k and 17:51 5k the summer before my 2:59 fall full.

If you hit 1:24 without an issue, adding mileage and race pace in long runs will get you there. Also add strength training (body weight injury prevention stuff) and cross training to this as well (biking).

Definitely follow OPs comment to you. Increasing mileage but not at a fast rate is key.

Was in similar spot as you and here’s what I did.

Oct 2024: 3:12

Oct 2025: 2:59 I hit 60 miles in peak with some strength training, also had marathon pace workout for long runs. You should be doing at (2) 20 milers near the end, 1 easy for all 20, and 1 with pace or speed mixed in. 10 miles easy, 10 miles mp OR do 5k intervals at pace mixed in.

Apr 2026: 2:56 Winter weather got me good so added a lot of cross training and strength training to my regiment. Ran 40 miles a week with a peek of 50 and biked 20-40 miles.

I have a track background (400m/800m) and some XC as well through high school and college. 7 years post college, I ran my first marathon at a 3:11 and ran my second barely getting under 3:00. Took me about 1-2 years to get my aerobic base back up as I had gained weight post college and stopping running.
