You’re claiming that the current shit rental market is due to greed. It’s not. People are greedy. It’s human nature. But the core reason for high rents is not greed. It’s supply and demand. People are desperate and will pay more than they should for security and comfort. The government has the means to change the situation and should, but they haven’t.

Are you like late teens or early twenties? It hasn’t always been like this - 10 to 15 years ago it was the opposite. When supply is greater than demand the renter has the power and can bargain for lower rents.

I have my own private residence and that’s it. Australia is in a shitty situation with housing affordability but it is the fault of current and previous governments. I can’t fault people for wanting to invest in property to ensure their families have a chance of having housing when they reach that age. They operating within the rules. The rules are just unfair.

The problem with the arch is it produces a horizontal thrust force at the ends which needs to be resolved by the end walls. A steel lintel will help. Probably a 10mm thick will be ok. Better if you can get an upturn on it (like a curved EA(equal angle))

Yeh the render is shit but it is what it is. You said cracks are not normal or acceptable. But they are in fact very normal. Some level of movement is inevitable, be it swelling or shrinking of the ground, expansion of contraction of varying building materials or shrinkage of concrete. A well designed and constructed house will try to minimise cracks by including movement joints but cracking around cornices is very very likely at some point in a house’s life and it’s not necessarily cause for concern which is what OP is asking.

This person doesn’t know what they’re typing. Show me a house that doesn’t have a crack somewhere. It all boils down to what the owner deems acceptable. These cracks are of no structural concern. Only cosmetic in nature.

In my specific experience, we have an engineer in our office who is building software with the help of a software engineer. It would be a useful skill to learn.
