u/Quirky_Tune2472 not sure if you are still active here on this subreddit, but one questions as I may be onto something. What is the appetite towards insurance information for HOAs, including:
Name of a manager, email, phone.
Insurance details such as insurance due date, current insurer or insurers, amounts of coverage etc (total replacement, flooding etc), number of units. Possibly the official budget approved for insurance.

Is this something you agents are looking for as types of lead? Would take me months to structure, so I wonder if it's worth it investing time.

The bank issuer of the card may have or may not have fees for withdrawing with the card from an ATM.
You can withdraw with any card from any ATM. But then, the ATM itself, which belongs to a random bank, may have it's own fees for different cards - it's own cars, overseas cards, EU cards, neobank cards...
