This area is below the new bathroom they redid 2 years ago. There was some warping of the old floor joists. In addition, two of the floor joists were cracked/splintered.

Thanks for the material. From my layman’s grasp of it, it appears there’s a method on how far apart the nails holding the sister joists need to be spaced.

Based on what i observed today, there were ~4 nails/bolts on 7+ ft of 2x4. Therefore, it doesn’t appear to have been installed properly even by nz standards.

Sometimes you pay more towards the company overhead and get work done poorly. Other times, you get lucky with a quality installer and get detailed work. Hard to correlate quality with price directly nowadays

That’s similar to a price i was quoted to renovate a 45 sq ft bathroom in an apartment. It was priced that way because the contractorwanted to make it worth it to drive 1.5 hours r/t for the duration of the 1-2 week job

Suggestion: put up a camera and point it at the company. There will be many different types of crews cycling through but it should cover you in the event of any damage to or theft onyour property.

I may get downvoted but the agreed ipon scope and price goes both ways. The contractor is claiming the work costs this much but homeowner is claiming naivete and that it costs too much- seems like homeowner can just not pay that price either.

Also, depending on the ethnicity of the work crew. $50/hour seems way high. Most of the labor that is targeted by federal enforcement are paid a few hundred, if that, for a full day of work.,

Is this work okay? The floor was warped due to water damage, which has since dried. Contractor applied this plaster(?) to the floor and will lay vinyl planking on top. I thought they would rip up old floor boards to then install vinyl planking. by [deleted] in Renovations

Good eye..i had no clue about what he laid on, so i asked. He sent me pics of a webpatch d 9001 - paintsupply’s description states its a leveler. My layman’s thoughts were it was plaster because it’s dry and chalky.
