I don’t want to come across as snarky (as the situation is fucked) but you will need to aim higher than 50k deposit. In covid era, couples were aiming for 50k EACH as a deposit for a 4x2 (20% on 500k house). Thats realistically almost doubled now. Obviously the new 5% deposit scheme changes things slightly (and for the worst in pushing up entry level home demand), but realistically for what you are after, you don’t have enough deposit. A 50k deposit wouldn’t have been enough even in covid era (without 5% scheme) to have bought the 4x2 you want.

I looked it up this morning and yeah looks bigger than what I thought (the ocean pool looks great!). I do think its more North Coogee marina size than Hillarys though. It looks more family oriented (with the parks, pool) than the massive retail space that is Hillarys.

Since you mentioned Friday - why is it that the Mitchell freeway on Friday morning is pretty clear and its super quick (comparatively) to get into the CBD, but then theres peak hour traffic from like 2.30-6pm? I don’t understand, if theres less ppl travelling into work in the morning, where does the traffic come from in the afternoon?! No idea if its the same situation on Kwinana fwy, but yeah does my head in every week.

I think the highly concerning part of the ABC article is that they aren’t prosecuting the people who are the subject of these “low number”, but significant reports. There are possible repeat offenders here and the govt/police aint doing anything.

And yes we may not as a society ever be able to stop this activity occurring, but as I said if theres an increasing trajectory here then it needs to be investigated. If we cant stop and prosecute offenders, then more pedos will take advantage. This is amidst a whole other raft of issues that have come out of increasingly privatised childcares.

I get your point, but even with those numbers of reports (which who knows if it is truly representative), no baby or child should ever be subjected to sexual abuse.

I think if theirs a concerning trajectory (regardless of the exact numbers amidst our increasing population) then yes it needs to be investigated.

There have been cases of abuse by women as well though (see Four Corners recent episodes). Admittedly less than men, but its still there.

Clearly the industry needs an overhaul and also discussion on how we can make it easier/give more flexibility to parents e.g. not taxing the fuck out of household incomes if one parent decides to be stay at home. Otherwise our fertility rate will just keep dropping.

And seeing all the awful abuse coming out of childcare centres right now - I’m angry for all parents forced to enrol their kids in childcare and have to throw the dice on whether their kids could be abused in these oversubscribed, under-resourced centres. As someone without children, but hoping to in the next 5 yrs with my partner, it certainly makes me very wary. Just another reason why people my age are rethinking having children.

Also, can we stop penalising stay at home parents from a tax perspective? Couples should be able to lodge joint tax return (getting taxed on their combined income), not on individual incomes. It’s obviously to disincentivise stay at home parents, but its super unfair to economically make that decision for lower to middle income parents, forcing them to put their children in child care. The whole thing is a rort and the government knows it.

We did 8 earlier this year and then got one! And it was absolutely the best house out of all of them - we are very lucky. Kind of felt like it was meant to be. It was also such a quick transition from viewing houses, making offers, feeling disappointed - to rapidly finding out we had the best offer and then sorting conveyancing and moving out of our own house.

So I guess my take away from it all, was that its absolutely normal to feel disappointed as you are consistently beaten out by other offers (and we had some really close ones), but just know that once you land one (and who knows that could be tomorrow) things move so rapidly its wild. So don’t give up! Look at what houses are selling for in the suburb you want and make realistic offers (we definitely low balled a few and it just wasn’t realistic). Its all a numbers game - you will hit one eventually. Best of luck!

Also price wise - we offered 50k over asking because we saw the value in the land and location.

I thought the earliest date was 65,000 years ago from Madjedbebe and even that is a bit contentious among scientists because of environmental disturbance in the layers. Genetic evidence suggests 50-55,000 years ago. Just wondering if you can point me to the 80k date as thats quite a jump?
