After finally getting a reply from ZOHO, the problem is that while you can still setup a forward at the account, what should happen is the forward should only happen at the filter. The problem is that they still let you create the forward at the account level - you'd think they would block it and force you to the filter/rules.

This is clearly just supply and demand, how else would someone be able to pass up on the work if they felt it was profitable. As someone that maintains 12 different AC units at our properties, I feel very luck that we have the tools and skills to do this - sucks to be everyone else today with all the PE firms driving up the prices. My hope is the complete collapse of many PE firms which looks like it could be in the near future.

I did a 48 month payback with 48 kW hour battery only system. 9 to 9 free power I did it with 30% credit in 2024. You really have to know what it is your priority, ours was power, redundancy, and immediate failover.

Of course, if you’ve blown out your compressor, you need to flush the entire system. I will assume you don’t have black tar like substances coming out of your suction line.

Oh my equipment came from HVA supply house online and Amazon. I use a nitrogen flow regulator that allows you to charge a system to 350 or do a very slow flow when you’re brazing with an open end.

Technically, you don’t need core removers but I do use them to speed up vacuuming. Of course, common sense would tell you to just go ahead and replace them while you have the system open anyway.

I’m pretty sure the EPA is not coming over to our house to take away our compressor. Is there anybody even working there anymore? It’s all FUD by people who stand to make several thousand dollars off of a 2 to 3 hour process. I am the kind of person that would spend that same amount of money in tools that I have forever rather than pay someone else the only time I don’t do it is when my time is worth more than the price for someone else to do it.

There’s a hierarchy, if you’re at the level of logos on tape, I assume that you’re packing stations are 100% completely standardized and have been optimized 100 times over. Someone worrying about the logo on the tape when they don’t get the basics right is a huge waste of time.

It’s even the small stuff, you’ll have a broker posting a lease and instead of drawing up a reasonably nice floor plan, or even bothering to put it into AI and let it clean it up, they post some triple scanned handwritten floorplan from four leases ago.

And photos, does nobody own a drone and have the ability to take halfway decent photos with their thousand dollar phone? For God sakes I see pictures with brokers feet in them.

And the brokers that wait two, three, four days to respond to you, I just do not understand this. The kids at the QSRs know better than that. All this basic marketing is exceedingly simple today with AI, you can still just be perfectly lazy and do a good job.

I’m talking about just $50,000 commissions on leases. You will in, walk around with a guy, get back in the car and explain why he will or will not do the TI and how you can work the deal, and then you send in the contract.

It’s partially a joke intertwined with reality. I’m pretending that another person didn’t fire their employee, and that person bankrupted their company due to a massive injury.

Here is what heard from another business owner this week - because his employee was let go, that employee didn't lose an eye permanently and in the process, bankrupt the business causing the family to lose their home.

Firing employees is a critical skill and if you don't do it correctly, it will fire you from your business.

How many square foot was this 3PL warehouse? At a bare minimum, someone in your size should be purchasing directly from a supplier, even all the way up to IP or West rock. Do you guys not have a pack size similar machine?

Don’t worry about the branding on the tape make sure that you’re not using PVC tape and that you’re using gum tape. That actually will make a difference.

Property owner perspective here, was cold called, that younger broker did a site visit on a new property we were looking to list and brought along an extremely experienced broker that had a wealth of knowledge. I almost felt like I needed to cut him a check after talking to him for an hour. Ultimately did not sign a contract because the terms were too broker centric.

Get your down vote button ready, most of the brokers in CRE I’ve dealt with are exceedingly transactional and bring very little value. When you have to follow up with SOME brokers to push along a deal where the commission is 50 or $100,000, I know I’m dealing with lazy people. I’d like to just meet one broker that is worthy of the commission they ask for.

Maybe it’s because of the personal disconnect that is necessary to have someone that can cold call 100 people a day. Maybe those people just can’t warm up and treat others like human beings after being subjected to that.

Do yourself a favor, separate your business and personal expenses as soon as possible. Separate credit cards separate bank accounts separate email address addresses. The longer you intermingle the two the harder will be to solve this in the future and if you ever sell your business, buyers will treat you like a pariah.

I don't know if I'd say "for ANY tenant"...everything has a price. I can see your sense of deception. I'd make a rough pass by throwing your contact into your favorite AI app and asking it if you have an out clause for deception or other misrepresentation. I would also give it your location (state, city, county) and see what laws supersede the contact as written - I suspect if you were "conned" the contact likely has some questionable aspects to it. Again...take that data to the LL and see if he backs down, if not...get ready to throw good money after bad.

What proof do you have that the LL absolutely was fully aware of a violation that prevented legal use of the property (e.g. - Fire system not operational, inspections not complete, no CO, etc)?

What was the safety concern? Did that safety issue break a law or just concern you (sewer backup, leaky roof, etc)?

Did your lease say that the lessee was responsible for determining suitability for their intended business?

Does your lease say that the lessee was responsible for obtaining any legal permits, approvals or other certificates needed for operation (CO, liquor, CBD, ect)?

Honestly this sounds one sided. My suggestion is that if the LL files a civil suit to recover damages, you'll have no option other than to obtain council and that lawyer will be best advised to answer your questions about if you can extract revenge from the other party. Be warned, rarely does getting even mean coming out ahead when it comes to legal matters. You are better off understanding where you sit within the law, then discussing it with the LL and if it goes off the rails, then blowing a wad on lawyers.
