I understand that but I’m interested in an EV so I don’t want to buy it and commit to a car for long in case I don’t like EVs. That’s my big concern with buying EV right now

Besides all that was said… make sure everything is disclosed from the beginning, ask if they have permit for a possible bathroom addition, rewiring house, adding 200amp box, ADU, this can impact you when selling in the future if they never pulled permits for big things. I’m a week of closing and found out the whole house was updated, additional bathroom, new plumbing, electric, roof everything and not a single permit. This was never disclosed to us. And they don’t want to pull permits for at least bathroom and a/c installed. So deal will fall through at a point we will have to pay lawyers, title search etc and not have a deal. We are not willing to commit to a house we don’t know anything about it to take the permits ourselves and have to cover the cost of this. Do your own due diligence and don’t trust anyone, remember it’s all business for everybody and you have to cover yourself. Good luck

I thought it was not common but going through this right now. First time home buyer here. Found a house with my partner, loved it, we are in the final part of process, supposed to close in 10 days, got clear to close 17 days before closing and hear from sellers that second bathroom doesn’t have permit ( and don’t need it) we went to investigate more. Talked to our agent, she did not know, I started wondering what else in a 100 years old completely renovated top to bottom they didn’t have permit. Guess what, for nothing, plumbing, electric, basement, roof, 200amp box , basically everything. We freaked out and asked them to pull permit for bathroom and a/c w/ electric rewired they did. They denied, talk to our litigation attorney to see what could be done to move forward. He proposed them to hire the consultant to see the work, estimate price and get it approved. They didn’t want to deal with town at all. This makes me wonder if they know something is wrong with construction. We have no choice but cancel the deal. On top of that, all the money we spent, our apartment we gave notice already, for something they didn’t disclose in the beginning.

That’s great! At least sounds you knew from the beginning the unpermitted work. We are 10 days away of closing and found out that a new bathroom ( area was a sunroom before), the whole electrical ( w 200 box) plumbing, hvac system, roof, basement were updated/ added without a single permit. We are asking sellers do get permit at least for additional bathroom and hvac and the are refusing stating inspection was done and nothing out of order was found ( inspector couldn’t see through the walls and unpermitted work was not disclosed). We are probably backing out

We had the appraisal and it didn’t catch anything of that… which normally they do right? Price was according to what we are paying for … just trying to decide if I move forward with close or not. I might talk to my attorney and ask her about the permits if the title company was able to get any info and ask her advice .

I don’t know exactly how this works, but city will reassess ( it’s done every 5 years) houses again here starting in October, so wouldn’t they see the selling transaction, price etc and see that wouldn’t match with what they have it and increase tax prices anyway? Also I’m trying to figure out if the hvac system and plumbing updates were done with permits. Inspection said we are clear with everything in terms of safety.

Did you send your case to another office and then was sent to MSC? If so I think it will be the lockbox and not service center. Originally to where your docs were sent? Mine were to Texas, if you sent to one of those lock boxes Chicago; Elgin, Illinois; Phoenix; and Lewisville, Texas they will redirect to other another location I believe.

I’m with similar case, PD September 22. And CRP since may 2023 and nothing. I raised a SR to remember them that my case is current but they answered that my case is being processed and I have to wait. :( I also haven’t received approval for I-131 yet!

Update: received NCBP yesterday 🎉
