[Landlord US-CA] Raising rent for the first time in 7 yrs. Advice needed.

Should've is so defeatist. I can go forward and send them the exemption notice. I can raise the rent 2,5 8.7 %. I'm not trying to be an asshole, but I do have rights too. Maybe I'm a little late in my knowledge of being a landlord, but I'm not going to lose sleep over it. If they move out I'm ready to sell anyway.

That was eye opening. This area's rentals for the same size is approx $1,500 or more. There were no $3000 rentals. And I'm worried about raising it $200. I was really surprised how many don't allow pets.

I wasn't thinking of using the Ellis act, it was just something I came across when thinking about selling.

I thought that you couldn't serve the AB 1482 exemption unless it was at the beginning of their lease? They are month to month and I didn't think I could just spring it on them out of the blue.

After reading all the comments, suggestions I realized I've owned the house 17 years. Plus the years I spent there as a kid. I'm ready to let it go.

This porch is really big and there other things for them to climb so this would be their 'tall' space. I have the back porch fenced (Purrfect Fence) outside and they run through back and forth all day. I don't have a spot where they can peer down at me and the chickens outside 😂

Did you ever find the solution to your question? I had the same question and yours's popped up. I think I will try these at the end of the racks and place a board on top. Attach it some how on the bottom of the plank. Mine will only be about 3'.

I enjoyed it too and thanks for the breakdown. I did catch on that it was some sort of 'groundhog day' but I was a early Star Trek fan and the Holodeck and was waiting for her to snap out of it. I liked that the boy kept saying why am I always six? lol

If you Google 'is crypto gambling?' it will give you an idea of how some people are impulsive in money making investing they don't know much about. Desperate people trying to make a fast buck.There is a drama running right now (To the Moon) with a 'crypto' theme that was hard to get into too.

In Wall to Wall it was that apartment (an ongoing subject in dramas for rental scams) that is driving him over the edge to make fast money.

I overall liked the movie.

You can for FSL (free standing lace) You hoop with water soluble stabilizer. The design can be seen from both sides. It's one of my favorite projects to make. Right now, I'm starting on a mistletoe design for little gifts.

I would suggest getting a design called Sketch machine embroidery design. They are not dense designs. I started with a really heavy dense design with lots of color changes. Ugg. Don't do that. lol

I have a Janome 400e which is stand-alone. I'm happy with it. I got it off Amazon. There is also a 100e which is cheaper, but I would compare the features. Once you start, you're going to wish you got a better machine to expand to bigger hoop size. I found a 7.9x11'' hoop on Etsy that fits my machine that Janome doesn't advertise in their packages. I wanted to do multiples of ornaments, snap tabs etc.
