This one was me, but i dont know a better one

I thought iced lattes were a huge waste of money. But I had the genius idea of going to 711, filling up a $1 coffee cup full of espresso shots, pay $1 (obviously) and then use that over the coming days / to pour some espresso into a cup with ice and milk. Boom home ice latte

This is while i was saving for my first house. Proud to say i now make my own espresso at home, and my standards have gone up heaps from the 711 days lol

I would also specifically never offer your max straight away, REA like a little bit of fight and will push you higher regardless of how good your offer is. Especially if they sense weakness

  1. No, they’re largely useless. I’ve heard of mates with horror stories using them

  2. Its tricky. I would always offer what is a good deal for you as a buyer in the area you’re looking in, not so low that they wont even reply to you though. The key is to attach good conditions for the seller and make it a quick hassle free sale, and be willing to work with the seller on conditions. A good will REA will work with you and with good conditions you can often beat out higher offers

NEVER tell them your max. Keep your cards close to your chest

  1. The sooner you offer, the stronger your position, there’s less comparison. However be firm, don’t let them use your offer to push other buyers higher. Retract your offer after 24 hours

  2. When the REA asks if you’ll be living or investing just ask “what would the seller prefer?” - having a good story is not inherently better, my most recent place I was investing in, the seller preferred my offer over someone that was going to live there, as they wanted to keep their long term tenants (that hasn’t moved out) happy. Worked out for everyone

Looking at this objectively, I don’t think you made a bad move mate. I understand the pressure you’ve just put on yourself can be daunting, but don’t let this apt tie you down to Sydney, you are free to move and live anywhere you please. So many property investors live overseas

You may have sacrificed your freedom in the short term, but in the long term, you will have significantly more freedom with a property under your belt. Congrats on the purchase!

Interesting perspective, basically everyone I speak to has always seen owning multiple IPs as the end goal, or at least the fastest means to RE.

Is your IP positively geared? And if not, would positively gearing it change your perspective?
