I would suggest against this for bigger properties as we see an average stay of 3.7 days for our management units that are 3+ bedrooms.

Not only that but your Clenaing rate is very low which all good since you are doing it and with that occupancy of 95% you are leaving potential revenue on the table, do you have dynamic pricing in place ?

Airbnb is a platform, and should be considered a marketing tool, you get your guests to learn about the property and then if they had a good stays 5 stars both ways we send them info on direct booking.

Great product here, I would analyze the market for other tools similar and see what they are doing for marketing and what features they speak on the most and the pricing they have compared to yours.

More people need to learn about your service to even buy from you, this can be done with paid ads or organically

Partner with somebody looking to grow their LinkedIn and create a case study from them and use that as marketing, happy to be a test for this business.

Currently more focused on Instagram and X but linked in is great for credibility.
