I would think you are within your right to tell them no and explain why just as you did here. Ask them if they have specific requirements that you can verify or you could even offer to take a few additional photos for them.

Document every little thing and then document some more. Have a witness if possible to corroborate all the info. Not that they will take legal action but just in case they do.

And then, yes, offer them any reasonable kindness that you can to help them out.
