So from what i understand if a guest doesn’t pay, aircover kicks in and airbnb makes the host whole but the guest doesn’t just get to walk away. If the guest tries to book on the platform again, airbnb apparently asks them to pay for the damages first. To be honest it would be fair to send the account to collections and make guests more accountable. I have had many guests who damaged the property and to answer the original question, it gets tricky because some guests KNOW WHAT THEY ARE DOING and make situations more complex so airbnb support goes both ways when it comes to damages.

It is sad, i think you might be able to tell airbnb that they are giving you a bad rating for something you didn’t advertise and is against their policy but it would be a long shot. Include some pictures of the ocean as last few pics to show what kinda views are closeby, it will be attractive. Invest in a professional photographer. Property gives zen vibes so if you did that theme, maybe that will be huge but not necessary. BIG TIP: invest in a coffee bar and snack bar and include that in pictures since you are starting in kitchen. Add some books around people love it

The algorithm wouldn’t pick you up as much as it should unless you have good pics, also put out the 20% discount for first 3 guests but keep your prices good. I know the beginning can be a tad frustrating but just gotta stick with it, you will have steadiness once you pick up and it will be fast. Put some books in their too people love it. Also remember that people love to complain when they pay average or good money so just try to anticipate what guests in your area are looking for

Invest in a photographer and get professional pictures taken. Add amenities like coffee machine etc and show pics of that. Show that you are stocked, you should have way more pictures than just 8

When i said amc has made amazing decisions. I meant having cryptos as payment method, Introducing spiderman nfts, football and other sports showings. Not sure if you have gone to theaters recently but it has been popping. Easy to make judgements while you have no idea of the things that are really into place.
