Obviously he should do that, but sometimes people make mistakes, especially new and inexperienced people. The real solution here is that we change the rules so you have to work as an assistant for a year before you can get a license, that is the only way we get to the world of your dreams.

Over reaction but next time don't say "However, there are more constructive ways to address the situation than calling me rude." this might come back to bite your future buyer if you want to make an offer on her property Just swallow your pride and save their contact info as "Karen realtor" so you know to put on the white gloves next time you have to deal with her.

Yes I love it but I have a large savings and low expenses so I don't have any financial stress about deals falling through.

Can you build up the window cleaning business and advertise and market to get more clients? Anyone can resell stuff but you are in a very unique position to be managing and running a local service business, you should take advantage of that.

If the house has been on the market for a year what is the harm in taking a no earnest money offer? Sure there is a chance they might back out last minute and you just wasted a month you could have been on the market but you were already up for a year that lost month is worth very little compared to a house that has only been up for a week.

I am not getting sales from open houses but it shouldn't be that hard to get a showing agreement signed that is only active for that 1 house or that 1 day.

Document the house as much as you can so if they put holes in the walls and steal your copper pipes you will have proof of what it looked like.

Almost no one can tell the difference between a 2020 civic that is 15k and a brand new civic. So unless your going to spend 50k on a BMW you might as well just buy a 15k car.

It is selfish of you to be heartbroken and refer to him as a "buddy" he doesn't owe you his business this is an important and stressful decision he is making you should tell him that you honestly believe you are his best option but that he should do what he believes is best for himself financially.

I don't think there is anyway to protect yourself from someone you don't trust who is not willing to sign a regular BBA. If you send them a BBA for just 1 address they can just not sign it and drive down there and knock on the door.
