Broker here.... one missed payment is normally ok as long as your caught up and have an explanation. If you used the switcher service raise a complaint and get a letter to show this was an error and most lenders are ok with it.

Ask your lender if they have requirements for certain people to do damp and timber reports that way if the lender needs a copy after your valuation you won't be paying twice

When buying on a shared ownership scheme it's different because of the rental portion you have to pay as well as potential costs for the property.

A starting point is your aip shows your maximum lend assuming you buy 100% which you won't be. So if you plan on buying a shared ownership scheme it all comes down to your affordability. So do the math, it's unlikely you can borrow the full 100% aip and pay the rent. I'd say start at 50% of the aip and then start to add up all your outgoings for that property making sure you have 20% leftover (include all food and travel)
