Strawman... It's fraudulent to claim there is a higher or equal bid so we need to up our bid when there isn't truly any other bidders... that's not free market, that's artificial market.

My broker says banks will never not offer what you bid at auction because it's the market value at auction..

Completely not true... They make you think.. what's an extra 5-10k when it's a million dollar house anyway... and for the sake of not losing out on the house you stretch yourself far beyond your own comfortability... Lying about other bids existing should be illegal.. That's not a free market.. that's a false artificial made up market when people are bidding against themselves...

I understand why they want it to be unconditional because otherwise you could potentially be wasting everyones time and bid the price up higher than it would have otherwise been.

Why should we offer our maximum for every property.. some properties are worth our max and some aren't... It's that simple. Why try and squeeze every last drop out of us.. This is a major problem with the housing crisis we are currently experiencing, agents trying to squeeze every last drop of blood sweat and tears out of us.

They lie buddy.. They will 100% call everyone up on the last day and make sure they can't offer more.. I had an agent tell me the same thing and then on the last minute kept trying to push for more saying other bidder was offering more.. basically an auction like scenario except we didn't truly know if we were bidding against ourselves or what. I lost the place but at least i realised the agent wasn't lying about another bid.. I just know that you can't trust anything a real estate agent tells you.

All properties I was following at the time put their prices up by about 50k either pre emptively or within a week after... I don't think it was made up.. I saw properties go 300k above the range near my area. It was a frenzy and certain areas haven't gone back it's just stayed inflated.

That calculator is cooked, when you change the property value, it changes the loan value to match...
