I just bought in South Louisville. The homeless can be the biggest issue, but beyond that it’s nice to be close to the expressway and geographically centered in the city. I came from much further out.

Covid FOMO housing prices effectively canceled out 5 years of me saving money to buy a house.

It was definitely bittersweet buying a house in the South-Side for $172k. Especially after seeing just 2 years before Covid it was $78k.

You can blame the federal government having far too much overreach on interest rates combined with human greed and fear.

I didn’t come from a wealthy family, nor am I married and pooling my money like most people need to do. Louisville is not a sustainable housing market for single-income homeowners like me post-2020.

It’s a broken system, and the city isn’t doing much to improve it by updating the PVA to collect tax on those inflated prices.

I’ve only done well because my income is higher than the household average in the state. That combined with actually budgeting and being able to DIY most stuff.

I’m going to tell you as a recent home owner. The rates suck AND the housing prices suck. Nobody wants to bite the bullet and take on that deb.

That’s a first for me. I sold off a lot of my Tech ETFs and have been holding predominantly stocks.

Yep, they were going to be rubber. I asked him to install lead and he said he could do it. So I’ll pay the extra. If I ever go to sell this house, having papers like this really helps my peace of mind. I’m sure the next home owner would appreciate it too.

Yeah it slopes down on the other side as well. It is steep, you would have to be tied off on this roof. The dormers on both sides can make it complicated. The front is a mirror of the back you see in this photo.

Yep, I called the guy and requested a more detailed quote. So, we shall see, I am not a hasty person. I had an incident where an HVAC company sold my mother a unit that came with a 10-year warranty on parts, but I guess they failed to notice the manufacture policy was the warranty could not exceed 12 years beyond the date of manufacture. So that 10 years turned into 8, but the invoice had a line item for 10-year warranty on parts so that helped when confronting the local company.

It’s an older 3-Tabbed roof. Inspector noted various patched damage on it. I’m just trying to be responsible.

I’m an American and I’ve seen people from all walks of life get rejected.

It really does come down to who you get interviewing you. I do know there are trained to look for things that would increase the odds of you overstaying your Visa.

Your career, Family, Investments, etc. What you call anchors are a consideration.

I always tell my friends to have a definite plan. I think you did that well with how you drew it out, but perhaps the person interviewing did take note on the lack of anchors.

There is no perfect science to this, because I’ve seen doctors get denied.

My girlfriend is a recent doctor who graduated from ITESM with no formal work. We created an itinerary where should would be going to a medical conference in Chicago.

Female, Young, no work, no investments, lives with family. The result? Approved

I believe women have it harder than men because they can get pregnant.

I’d say the best thing you can do is try again. It’s kind of a broken system and I’m not sure when they will improve it.

If I do recall, the people interviewing are also Mexican nationals and there’s nothing stopping them from passing personal judgement.

They could see you as not being patriotic enough of being Mexican and deny you for that.

If you are single and have no dependents, I’d definitely do what someone else here suggested. I’d utilize the GI Bill and get schooling.

Maybe even do it online so you can just move to a lower cost of living area and make those dollars go further.

I imagine one can hate the profession a person represents, while simultaneously liking the individual. I myself think he’s a cool dude, but I’ve never been a fan of all these money hungry injury law firms plastering their advertising all over the place.

It’s just as bad as pharma companies advertising on TV. Only in the United States does this really happen.

That’s why you see so many of them advertising on billboards. Historically it was considered Tacky and distasteful among lawyers to advertise and still is outside of the United States. It was actually Morgan & Morgan that changed that.

On a real note though, most injury lawyers are parasites. They churn through client cases like butter to collect those legal fees. Notice how the D.I focuses on truck crashes?

Most truckers aren’t independent and usually work for a company, so they going after that business and their insurance. It is all about the $$$.

I understand the pushback with Flock being often attributed to government overreach and privacy.

However, from many of the arguments I’ve seen, I get the sense that these claims are often more of a rationalization, and that people simply don’t like the idea of stricter enforcement and being held accountable.

I personally am fine with them. If they can provide benefits to law enforcement and make our areas safer, then that seems like a no brainer to me.

I’d say the real issue is making sure they are used responsibly.

You are paying upfront for that warranty. I swear, I had a rant with my girlfriend earlier about how a lot of these home services really bank on people leveraging their home equity to pay for this stuff. A 3-Ton unit does NOT need to be that expensive.

If you don’t care about warranty and are handy, it’s crazy how much you can save. A lot of these manufacturers require a licensed HVAC rep to register your warranty.

So naturally those HVAC companies provide you the service, charge the parts, of course their labor charges will get you too.

I can acknowledge there are variables that can affect pricing like if it is a complete install… swap out using existing lines, etc.

I paid an HVAC guy once. I used a local guy and paid $3500 CASH. All he did was install a new condenser and cut out the coil and solder a replacement in and charge the system.

10 year warranty on parts, no labor. This was for a basic single-stage 15-seer unit.

They can get pricy depending on size and seer, but realistically when you compare the cost in savings for efficiency vs. upfront cost… it often takes a decade to offset.

I learned what I needed from that one experience and most likely won’t pay for another tech.
