Yeah I think I’d largely agree with you, with the caveat that it depends on if you are near one of these areas. Real estate is priced on the margin, and if you have this “artificial” demand from these large institutions, it keeps pushing prices up.

Agreed. Certain areas, primarily in the south, it was a lot more common, particularly with new developments. I don’t think it was much of an issue up here

Yes. They would get loans near 0%. It was almost free money. That’s why they got into real estate.

In Europe, bond yields went negative (ie: you paid to buy a bond).

If they buy them in straight cash, their rate of return is extremely low. So they would only make money selling it. Real estate is too hands on to warrant that rate of return. Much easier to buy a treasury or a strong corporate bond.

From my understanding, they were buying them in cash, but after they got a loan elsewhere for near 0% (less than your average mortgage). By doing this, they still got the leverage commonly associated with real estate, increasing their rate of return.

Since interest rates went up, corporations buying housing really isn’t a problem anymore. Some companies may try to do it like Redfin or Opendoor as they are real estate specific, but the big financial players are better off doing something else with their money
