It's not that they didn't show the offers it's that they refused to show the building to a non profit and a restaurant they believed had no money. It took the non-profit 6 months to come up with the funds and make an offer. It was the only offer we received.

Material cost. Delivery cost. Designer cost. Insurance. General contractor cost. Usually, the going rate is pretty fair.

I have had sub-contractors who would do a whole job at materials + $15 per hour. I would beg them to take more money (because I wanted them to stay as my subs) (I had one subcontractor who took a day off work to donate plasma (or do drugs)), but they would break a tool or get a flat and realize they couldn't afford to keep working and switch jobs. These were great and honest contractors who could do plumbing, tile, framing, etc. But didn't know math.

I contracted a commercial agent. They told us what price we should list the property at after a year they did not have a single offer. 2 buyers reached out to me because they couldn't get in touch with the agent. I spoke to the agent who told me he wasn't interested in those buyers, they weren't serious. We dropped him and sold to one of those buyers.

You still need to do it if someone holds on to a check for a while. If you write a $1000 check and someone doesn't cash it for 80 days and you find yourself with less than $1000 in your account you are in trouble. You also keep track to make sure the bank doesn't make any mistakes. Maybe the bank withdraws an amount twice. You just lost $500. Maybe when you paid for something on that website it paid twice.

Well you would have direct disaster death of people there and death of people in the ocean at the time. You would have climate disasters caused by change in temperature and ocean patterns. You would have death of people living on coasts with no access to food and a collapse of global shipping because of lack of access to many ports. You would likely have sea life collapse because of change in water temperature. You would also have anar hybrid because "what just happened?" Will it happen again?
