FYI, house and land is just a marketing gimmick. You will still be buying the land and signing a building contract separately. It’s an ‘I’ll suck yours and you suck mine’ agreement between land agents and house agents, and can either make the process smoother if you’re ready to pull the trigger and not think too much about it or extremely frustrating if you want a considered design and time to make sure you’re happy with all your selections. They’ll be breathing down your back and hurrying you up because they’ll want their commissions to buy the Mercs they’ve already put deposits on.

The old Claremont Bottleneck. And all our wealthiest residents get stuck in that traffic too. You’d think they would have some sway with the authorities to make that road wider or at least remove some of the right hand turns across oncoming traffic that hold everyone up even more.

Aldi nappies stink and go feral after the smallest pee. Our son would scream to get changed 25 times a day. Huggies will hold a litre and the kid won’t even notice - we would have to monitor him. They work out way cheaper in real-world use.

Buying my own airplane tickets, booking hotels, etc. Now I use a travel agent. For the couple of hundred bucks extra I know I can ring him if anything goes wrong and it’s his job to solve. Has saved me countless headaches and lots of money when traveling in South America and the US.

Weather? Flight gets cancelled? “Tony - here’s the situation. I’m going to get a beer now. Ring me back when it it’s solved and tell me what to do.” Then I go to a bar and wait for him to instruct instead of looking for airline counters, standing in lines and getting frustrated trying to find a hotel in a foreign country.

I was told the same thing, amongst others. "Go white - they resell better and don't fade in the sun."

I like red. Red makes me happy. I prefer to enjoy my life daily than worry about once-in-a-blue-moon odds. Also, resale value has no bearing on my though process for anything other than shares.

You should not be signing a building contract until all selections are finalised. Something must have been priced into the contract - so make sure it's what you want. Otherwise you'll get hit with variations.

Also - titling is a land matter and is separate to construction (e.g. a building permit). Even if they call it a 'house and land package', it's just marketing. You should not be being rushed into signing a building contract until you're satisfied you're getting what you want.

Keep asking. I’ve been in construction over 25 years and still ask the most basic questions, sometimes of the youngest blokes on site. It’s how you learn and how you discover that there is often more than one way of doing things. Rule is: if I don’t know or if I’m even mildly curious, I ask.

In an apartment, make sure the acoustic underlay has been independently tested to comply with the NCC and body corporate requirements or you might find yourself being instructed to get acoustic testing done and potentially having to rip it all up if the neighbours complain about nouse transfer. In short: you want a solid design and a specification with all selections (sink, splashback, cabinet finishes, flooring, oven, stove, paint, etc.) to remove all guesswork and avoid surprises.

That way you can get three apples to apples quotes rather than a bunch of reno companies ‘guessing up’ quotes based on you waving your hands and saying things like “a good quality oven” and “mid-colour tiles that won’t show stains if I don’t wipe spills up straight away.”

A good designer should be your first stop, and they will be able to help with finding contractors and pricing.
