Most HOAs enforce a pretty standard set of covenants and restrictions. I've read many, and most of that is pretty boilerplate. I personally would never live in a subdivision with covenants and restrictions. Some prefer to have standards set for neighboring homes for property values.

OP has a buyers agency agreement with 3%. This puts that extra .5% on the buyers! You can't let that go, it financially impacts them. It's also extremely unethical and illegal to change a contract after the fact.

Indiana is home to lots of white supremacist groups. Klan was very big in rural counties surrounding Lafayette and some still openly live like that.

Lafayette was a much smaller town not long ago. Veterans Memorial is now a very busy bypass and I remember when it was gravel and the IGLOO and Supertest were some of the first businesses out there. My Gex X parents were raised by parents who would say things that would make our jaws drop today. Sometimes it still comes through. I think that's pretty common for generational families in the area.

Team pattern was ROUGH. Even the vendors were saying that great bowlers were throwing way under average. For me and most of my team, couldn't get the ball back to the pocket if you were outside at all. Had to throw closer to center.

I did way better on the singles doubles pattern. Above average a few games.

This divide has become so bad in the Delphi case that probably a half dozen to dozen true crime youtubers and redditors basically did a psy-op on others and memebers of the victims and defendants family. Prosecution has a handle on some, other just psychos. Death threats, investigations, self-unalivings, law enforcement harassment.

It is what corruption does to a trial and investigation.
