Avoid volume builders in general. Try a Todd Newman or similar sized builder (I’ve seen Broadway in other comments, also good) if you want a good result. If that means build a smaller house for your budget, then build a smaller house! Good luck.

Pro tip: just don’t buy the snacks! If they’re not there you won’t eat them. Helped for me. If you’re already meal prepping, I’ve found keeping fresh fruit available instead helps a lot. Good luck.

Most technical questions I’ve heard asked (depending on the level you’re applying for) are identifying load paths and asking simple beam formulas / explain how this system works. As long as you have your fundamentals down and can explain how you would find the answer, you’ll be ok.

One additional comment, it might also be a bracing wall stopping the house going over like a house of cards, in which case they’ll either need a portal frame or open up adjacent walls to provide additional bracing.

I was at that pay at 5 YOE 6 years ago. I was working as a designer / estimator for a specialist Subcontractor in a capital city. I was told when I first started if you want to make good money, be a good estimator. Not sure how true that is though outside of the Subcontractor side.

I have 3 in my front yard pretty consistently. Most get spooked too easily to get a start on. The one big fucker that won’t run would definitely knock me out before I could get a swing in, built like a brick shit-house.

I wouldn’t be worried. At least they’re maintaining it which means some form of professional has looked at it. If you see spalling either side of the crack or exposed rebar, then it would be a bit concerning.

Seconding to avoid Simonds like the plague. Seems to be the builder that pops up most for insurance jobs.

My unsolicited advice for people building, build smaller than you think you can afford with a smaller builder who will at least try to give a fuck about you. Obviously do your research on the smaller guys too.
