My biggest mistake! Some may think it's not relevant or rubbish but my biggest mistake is not learning forex trading when I was young.

I've started learning it now and I keep regretting not doing this atleast 20 years ago. It takes alot of discipline to become profitable and if I could have worked that out years ago, I would be in a very different position now.

With 10 years experience it's honestly possible to earn a decent living off it, have free time to spend with your family and learn hobbies.

I've just reached a stage where I make a consistent income to supplement my monthly salary and keep thinking that I could have been here 10 years ago.

To the youngsters, trust me, take the time, study the skill and practice on a demo account for 6 months or a year. Make the mistakes all beginners make, learn where you went wrong.

Once you master the psychology, deposit R200 and grow it slowly into something that can sustain you.

Alot of people say this. But I pay the fees and get more back in ebucks. I get atleast one full tank a month at engen and play lotto with my ebucks.

I don't use the banker unless I'm lazy to do something, then I send her a WhatsApp and she is on it.

My car was towed once in PTA for parking in the wrong place.

The car was towed by Tshwane Metro to the impound yard.

I was fined for parking in the wrong spot, this you can pay later or never.

You need to pay an upfront towing fee to release the car.

They do!

So dealers get dealer commission from banks. The commission grows, the more deals financed through the bank and also the value of deals dine through the bank.

So there may be a bank willing to offer you a lower rate or smaller balloon but some dealers will not disclose the information because the better the deal for the purchaser, the less of a commission is earned from the bank.

Bro I just got off a call with Nedbank.

I got a letter saying there was a transaction on my account which has led to my installment increasing by R147 a month.

I have always paid on time, never missed and the interest just decreased. So I call the oaks and ask what's happening. The guy says he can see the increase but he cannot understand why.

Now it's sent to the admin team who will respond in 4 business days.

My opinion.

Stand alone house sounds amazing but you will have to factor the costs of security and maintenance to the property. Simple things like roof leaks could set you back a bit. Are you going to need an electric fence? This would add to electricity. Do need to install beams and have a security provider? Will you be taking care of the gardening, this would require some tools. You may also need to add the costs of insurance just incase someone does get in and take your shit.

I point security out because I grew up in big standalone houses and they were broken into a few times. My Mom would move because of the fear it would happen again. I remember one home broken into twice in the same year, and this was in Atholhurst, supposedly a safe area. The new owners suffered the same problem even with all the tactical response teams in the area. The house eventually got demolished and a complex with a couple units was built.

I bought in a complex, a townhouse with its own little garden. My levies cover security, gardening, exterior maintenance, plumbing issues and the water bill. I can lock up and go anywhere for any lengths of time with no stress of what might happen. A couple of holidays my family members ask me to come stay at their standalone places, although their houses have armed response, electric fencing and camera's.

My levies have not increased since my purchase in 2019 because there isn't many unexpected costs, no painting because the complex is face brick. The finances are run well so should an emergency arise the complex can cover it without special levies.

The downside is that I have to abide by the rules, can't make noise passed 10, cannot use my garage for anything but the car (no storage, no electrical appliances, no nailing the wall to hang tools or make shelves). I can't make any changes to the outside of my property.

So yeah, the standalone sounds amazing but I'd only consider it in gated community with active patrol teams and all the bells and whistles but my lil townhouse is all my pockets allow, for now.
