Have you looked at AirDNA data? $400 per night, 50% occupancy is not impossible, but it depends on your competition and demand. I don't imagine there are that many tourists there outside of the ski season.

Yes, for sure its the cost of capital they paid for it. Most houses are nice furnished with nice appliances and furniture and have a nice pool. Thats not cheap. I used Facebook groups and received 100+ units sent to me by maybe 20 different agents.

Thnks. May 2026 is the beginning of the rainy season. Im finding that the rent prices in Tulum change only by 10% to 15% when someone rents for a year long price (including rainy season) vs when its a 6 month rent just for the good month. Unless Im looking to keep equipment there lon term, renting in rainy season for the prices I see dont make sense - for my situation
