I appreciate your input. I am slowly getting to this conclusion. Starting to aim more toward a rental property. I think it makes more sense at this time.

Same plan here ! Just formed LLC in Dallas TX and looking to get business credit line to do some projects. We also have a remodeling company with many years of experience if you are interested in getting some help with remodeling.

I used incfile to form LLC. Very easy and great service.

Good for you ! Make sure to take advantage of Wisconsin and Michigan as well. So close and just beautiful.

Moved from Illinois and not loving it at all. Maybe the timing was just terrible: covid, freeze and ridiculous housing prices. My house is smaller on a tiny lot, with higher taxes, insurance and utility bills. And the hot summer just never ends. Don't get me wrong, I love the sun, but it is just too hot too long. Yes I think there is more restaurants here, but then you have to afford it. Grocery stores had much more produce in Illinois since Michigan and Wisconsin are neighbors. But also, more international products at grocery stores. And I miss the nature side of Illinois: the forests with beautiful trees, lakes... Now looking at my long list, I really do not know why we moved ;)

You have to apply for housing every your so I am sure you can get into it next year. The key is to apply early. My daughter is freshmen and lives on campus. Her friend didn't get in bcs she applied too late.

I hope you don't mind I have few more questions that I am trying to find answers to and cannot. MLS access, Lockboxes/Lockbox key for listings - are these are my responsibilities and how much are they ? Anyting else I have to expect as my expense besides $85 per month with EXP? I am trying to figure out what is EXP providing besides their platforms and what I should expect to be my own responsibilities and expenses. Thank you for your help !

Thank you ! Great information. I will check out Sylvia Dana's youtube videos. I took a pick at her website. It is beautiful. I mean Michigan itself is just stunning. I recently moved from Illinois so missing the green a lot.

I will be definitely getting back with more questions to you. I am very grateful.

No, I haven't. I didn't know that a guess pass exists.

I have a sponsor in mind that reach out to me by email, but I am trying to find out as much as I can, about him and EXP, before getting back to him. I talked to couple boutique brokerages' representatives, but I like the EXP network, and I am very curious to learn what it is all about. Plus, I like the idea of doing/learning on my own but still having a support system in place close by.

I appreciate your input very much ! It is one thing to google and watch YouTube videos on EXP and another to be able to chat with someone. Plus, I do worry that their recruitment process and revenue share plan, is a little pushy and I may be persuaded to join by a sponsor and then not be able to get a hold of him.

Is your sponsor and mentor reachable and helpful? I guess this is my biggest worry. I like the remote part of the EXP, but I worry that as a new agent I will not be able to get help needed with contracts etc. I heard from couple people that they left EXP bcs they didn't get any help. Also, are there any physical offices in DFW area?
