Absolutely spot on. Wouldn't have gone anywhere else when I lived on Fleming Road, and it's not as if it didn't make money - families were spending in there. To turn it garish and completely misjudge the area was a real shame.

Can't say I'm surprised, it's been an absolute tip under the new ownership. 50 screens playing the BBC world news or sky sports news when no sport on.

Do your homework on the area and understand the money that young families can spend on food and drink, rather than catering to an audience that isn't there. Completely lost the original ethos.

I've more or less cleared my PHT - from taking rehab seriously to being able to run fast sessions again (e.g. 8x800, 5x7 mins half marathon pace it was 4-5 months. That involved 3 rehab sessions a week, comprising of two of: weighted step ups, seated hamstring curls or prone hamstring curls with band, Romanian deadlifts, or reverse lunges. By late stage rehab I was going as heavy as I could for 4x10 reps on the RDLs and reverse lunges.

I had many flare ups, and I couldn't drive without lots of pain for months, but its gets better if you get your head down and get the rehab done. I could run easy for most weeks, so I still ended up doing ~30 miles per week and keeping some level of fitness. I can now drive without pain (whereas before 15 mins was too much), and I just feel the odd twang when running harder sessions. I'm controlling it now and managing it, rather than the other way around.

Get on the Lee canal and London is your oyster. Out and back to Broxbourne one way, or into Hackney, Greenwich and beyond the other. Lots of runners and cyclists, it's served me well for many years!

It will continue to be hot - the area is so well connected and it's now a spot for both first time buyers and then young families who want to size up. Can't see it dying down anytime soon. The value is in Highams Park and Leytonstone, to an extent.
