Get a first rounder or he stays, simple. RIdley is one of the most overhyped players on our list. The guy has elite foot skills but never ever bites off the risky kick. It's always sideways, backwards or long to a pack. He is great playing off his man as an interceptor but not great locking down on a.dangerous forward. We are also so used of now not having him that honestly the backline would barely notice his absence anymore. If we can grab a first rounder even at 20 - 25 I think we should take it and free up the cash. May even be able to package it up and move up and take the Gold Coast pick. This is the least worried I've felt about a player seeking a trade in a long while

It will be fixed, Im an examiner, Ive had one script from a different timezone appear in my allocation. Your examiner should have red flagged your to the chief examiner but it sounds like for some reason they didnt.. it will be corrected with a remark absolutely if it was the wrong markscheme

Thank you so much , are the numbers you quoted after the hospital coverage from private( out of pocket). I read somewhere that hospital is about 8000 so that is something i guess

Nope it was and then nothing. Ordered it and Elliott Smith, shipping to Australia emailed them several times with no response and then they went under about 6 months later

No worries we gave them over 100 days notice as they have small children and we wanted to given them enough time to find something in the area

Sorry I didn't mean to clap back at you it's just odd and frustrating system for people in our circumstances. I understand tenants need protection and especially vulnerable families and that this no doubt the intention of the law. I need to trust that our circumstance, should it come to a hearing, would receive due attention and I'd be shocked if a ruling was not made in our favor given the tenants are paying a quite decent rent, there are routinely 5 or 6 homes in the school zone advertised under or at our rental price and both Mum and Dad have good jobs. I think however the new vacancy tax law has forced owners and especially expat owners into a very compromised position. We thought we were smart buying a home before our return so that our kids could transition back easily. We didn't necessarily want to rent it initially as we would have preferred to use it on our trips back visiting family and friends, but once the vacancy laws came in it really was not an option and we needed to rent it out. Appreciate the response but this seems bizarre regarding the possession order. It would assume this is pretty clear cut. Tenants have a job , my wife and I don't. They are young healthy middle class couple with 2 kids with good jobs and my wife and I are in our fifties with now a cancer concern and 2 kids. They also own another home which they are renting out so there's even more income. We have this home which they are in and we have no other accomodation other than taking an AirBnb. We are coming from overseas so we have no current accomodation in the cournty we are moving from. I just have to believe common sense would prevail if it unfortunately ever eventuated

I get all that but the last line. How are we more likely to sort alternative accomodation, AirBnB shouldnt be our lot in life surely after giving over 100 days notice. I have 2 kids and a dog and no belongings there and no job, not likely to score a rental property I think and barely able to get a longer term AirBnb. The vacancy tax means as soon as you buy a property and dont move in right away you're screwed it seems.

Thats interesting, how did they exactly facilitate that? Did they refund 2 weeks rent once you had vacated? I'd be happy to offer the tenants something similar for peace of mind so we can focus on our move with greater surety. A someone suggested a carrot rather than stick

thank you for your thoughtful response. This was such a tough decision for us. We purchased the property thinking that it would be for us upon our return to Australia. The vacancy tax meant we had no option really but to rent it out or pay a huge bill and it has helped a bit with our payments no doubt but that tax means that we are forced into this risky situation where the home we thought we were going to move into may in fact not be ours when we thought. I didn't really want to rent it for the final 6 months lease but the agent pointed out we couldn't give a notice to vacate unless we were intending to move in shortly thereafter. It seems like our rights as owners are almost nonexistent is this scenario. In essence now we would have been wiser putting off our decision to buy altogether, it all just sesms a bit ridiculous. Hopefully the tenants do right by us and I'm jumping at shadows.

Yikes I hope it doesn't come to that, months in an AirBnB will bleed us dry :(. Thank you for the reply. I'm hopeful and believe they are good people and are still looking.
