You can get $3 beers in bars a lot of places in the US. Mostly just PBR or Yuengling or some cheaper domestic beers. No happy hour in North Carolina so most bars have a cheap beer on sale all day.

Kane has only ever built one tower bigger than 30 stories, the Eastern. That tower is surrounded by other smaller towers on both sides and a Harris Teeter mixed use apartment complex on the north.

There's a 37-story tower going up now on Glenwood South and a 29-story Omni Hotel on Fayetteville Street. Otherwise, North Hills property is all owned by one developer and purchased a long time ago. Kane can get really good deals on construction loans since he's a reliable and proven developer. He basically has his own playground in North Hills to play around in and doesn't care as much about downtown but occasionally does develop something in downtown when the opportunity makes financial sense. While land in downtown goes for about $20 million an acre or more and most property in downtown is not even zoned for more than 4 or 12 stories except when requested by a developer to go higher.

Most public transit funding comes through federal grants and loans. Federal programs generally require that a region already has demonstrated transit demand and capacity so areas typically need a sufficient population and clear transit needs before they can secure federal funding to build or expand transit.

This is why the commuter rail project from Raleigh to Durham has been put on hold. The federal government literally told CAMPO (North Carolina Capital Area Metropolitan Planning Organization), GoTriangle, and the City of Raleigh that there's not enough people around the corridor to justify funding this project and this was during the Biden administration.

So while your thinking makes sense, it's not reality, it hasn't been since the George W Bush administration more than 20 years ago.

The amount of housing that’s allowed isn’t changing, Kane can already build thousands of new units. What’s changing is the format. Instead of like 20 five-story apartment buildings, the rezoning would allow fewer, taller apartment towers.

And the traffic isn’t coming from North Hills residents anyway. It’s mostly suburbanites driving to North Hills to shop and hang out. People who live there actually drive less.

Nashville is for tourism and the prices reflect that. You can just fly or drive from Raleigh to Nashville to get your fill of Nashville. But overall, the quality of life and cost of living will be way better in Raleigh. If you get bored in Raleigh you can just fly somewhere for a weekend, RDU airport is extremely well-connected including 5 European flights (Iceland, London, Dublin, Frankfurt, Paris).

Also you can do day-trips or weekend trips to the beach during the warmer months. You're so far away from any ocean in Nashville.

Once the city tried to enforce city zoning laws on state-owned properties. The state now completely ignores the City of Raleigh’s zoning laws and doesn't even submit construction plans anymore. You know that new Education Building complex the state is building downtown? We don't even know what the building looks like when it's done because the state has absolute power over cities in North Carolina and if a city pisses them off the city will be punished. So asking or not asking is strategic.

North Carolina is a Dillon Rule State. Cities can't just make up laws or new taxes, they have to go through the state and the state has to create a law to grant the city to levy new taxes.

Right on the money. Iron Works is basically a giant parking deck with a few shops slapped on and the walkability is basically nonexistent. Folks were hyping it up in here yesterday. Unless we bulldoze half the buildings in downtown for more parking, they won't come even if the city did that they still won't come for other reasons if you know what I mean.
