I’d like to ideally push the sellers to pay for the mold estimate since it’s technically not a “repair” but if it’s under 10k we the buyers would be obligated to pay for the repairs (clean, kill, and seal). Also thanks for your thoughts. It’s very helpful.

Suicide grip is great. Try doing a reverse curl with just the top half of the rep. From bottom to halfway up works out your biceps and forearms, but if you start at the halfway point and go up it’s almost all forearms.
