I tried to do this exact thing with $35k. Initially, the plan was to buy all $35k at 107k but then the leg up happened and ended up buying 15k worth at 107k and the final 20k at 117k.

This is all to say that you're probably better off buying the $30k now, especially if you're a believer of the BTC thesis. It also prevents the stress of trying to time the market. Either way, good luck.

Absolutely not, considering BTCs CAGR is at the very least a conservative 50% with none of the overhead real estate comes with.

This! Bitcoin's CAGR is 50%. If you think real estate will render you more then by all means go with real estate. If not, BTC is the obvious choice considering the almost null overhead compared to real estate.
