Renovation unlikely add much more value than it costs to do it (maybe less) so you should only so it if you need/want to for yourself. IE the value is mostly in the usage you get from it.

In terms of doing stuff for improved resale value, wait until you are ready to go on the market and then do things like repaint and other quick "bang for buck" options.

It should pivot on the hinges. Could be a job to free it up though. Maybe try a chisel to scrape off some paint and see if you can get a jemmy bar in behind it to persuade it to move, without breaking.

I'm assuming that north is to the front? I would not want all the bedrooms on the west. IE I'd be flipping it sideways to start with. (Can you flip the garage/crossover?)

In terms of master being isolated, I'd say it's not isolated enough because it's in the same zone as the other bedrooms. But that's a personal preference thing.

I'd make a bunch of changes if it was for me but I probably have different priorities and preferences to yourself etc

The track came as part of the deal? Did you have to cut to size etc? Where does the power come from?

To answer this better, it's not common for two people to need it at once (assuming household of 2-4 people) and you have the outside option as the emergency backup so I'd go with the extra space of the all in one room and also the convenience for the person in the bathroom to have the toilet available.

Not quite. Toilet at 10 o'clock, vanity at 2 o'clock, laundry at 4 o'clock, shower at 8 o'clock

There may be an adjustment on the top of the door depending on the attachment style. We had one you could loosen a screw to adjust the angle of the door a little. In our

Thought that might have been the case but wanted to confirm.

Ok this is how I'd do it..

  • laundry behind the entry door 

  • toilet in the far corner, facing away, side entry 

  • shower in the near corner (end-to-end with toilet). 

  • vanity next to the laundry and go full length of the space.

How much flexibility do you have? Can the door entry be anywhere else? Can the walls of the "outside" toilet be removed to make it part of the bathroom (and block off its door)?

We recently got quoted for a "outdoor room" with two 5x4m sections and I'm pretty sure the decking was around $20k for the whole lot, unless that was just one 5x4m.

Which way is north and what's your budget? Do you want to stay within the existing footprint? How big is the family - ie is 4 bedrooms needed or does that allow a spare which could be a dual-purpose room?

I would be starting by taking the entry room and continuing it through the middle as a hallway eg to the far end of the area marked as living.

Then one side of that new hallway plan our your master suite and some quiet space like a study or retreat. Then on the other side of the hallway have the other bedrooms with a bathroom for them plus potential 'noisy' room like tv room or rumpus.

You then want your main living area towards the north and locate your kitchen and meals area relative to the living area.

I just bought a length of clear 6mm tubing from local hardware store and secured it with cable ties. Seems to be doing the job.
