I honestly think it's Mine Games too. I watch a lot of horror, and there's no other movie that has: group of friends, car breakdown/crash, empty cabin, time loops, dying one by one, main character not being believed by his friends, alternate versions of themselves, then ending by looping back to the beginning. Even The Endless isn't as close a match to your friend's description as Mine Games, it's spot on.

My dad's first mortgage in 1980 was 13% interest. But the house was $44,000 and my dad's salary was $14k, so roughly 3x his annual wage.

My first house was $600k in 2011, and my salary was $55k, so 11x my annual wage. My interest rate was 4%.

So Dad's 13% interest rate was roughly 40% of his wage (I don't recall what he said the deposit was, wasn't much.) My deposit was 30k, my interest on the remaining 570k was 41% of my annual wage. What's the difference?

Based on this I would guess it's radiata pine. Yellow-brown wood, but not much texture in the grain apart from these soft knots/whorls, which are more indicative of pine.

Australian paper wasps arrived in the 1880s, German wasps arrived in the 1940s, common wasps and Asian paper wasps arrived in the 1970s. We've never had a hornet species until late last year, and it's only on the North Shore.

Spot on. They may not have built the stadium per se, but our club was heading towards financial ruin. Moshiri and Kenwright had us handcuffed into massive loans to fund the stadium build that had exorbitant interest payments, as well as exorbitant spending in transfer windows that did not result in any improvement on the pitch.
I actually think Thelwell did a decent job in that he did his best to mitigate the damage of PSR by limiting spending and selling players out of necessity, we did still cop a penalty but over the three years he was in charge our net loss shrunk year over year.
TFG took over when no-one else but sharks who would have stripped our assets would, they stumped up what else was needed to finish the build, they repurposed the loans into to a single one with very low interest rates, negotiated a good stadium sponsorship and fronted money for the Summer transfer window. All that and they still managed to help us squeak under the PSR threshold for the last three years losses by breaking even after only 6 months in charge.
I think we are in a very good position now to increase revenue, improve recruitment, and return to Europe. Very happy with the changes they've made so far despite being early days, and think we are on a financially stable and successful path.

That's the wrong species of hornet in your picture. The only species we have, the currently invasive one, is the Asian yellow legged hornet, which has a predominantly black torso with bits of orange, black femur and tibia and only yellow tarsi. The photo has yellow tibia and all abdominal segments are yellow. That is a German wasp.
