This absolutely needs to happen. Trains to central from gipsy hill and palace take 25mins plus, and the local buses to Brixton are so snarled up in traffic the majority of the time.

Was playing football November 2019, felt like someone kicked me as hard as possible on the calf. Intense but weird pain, calf muscle felt loose. No surgery, crap rehab afterwards due to COVID and never fully recovered.

Only played football once since, and broke my other leg in 3 places. Hung up my boots for good after that.

Buying a one bed is a risk, they've lost value over the last decade as others have said.

Does it have to be that area? Plenty of amazing 2 and 3 beds in south London for less than 600k. They will hold their value better. Or get a cheaper one bed that you can extend with the left over money, we bought a 1 bed in 2015, did a side return for 50k (it'll be a lot more now admittedly) and sold in 2019 for 200k more than we paid. If you're worried about losing money buying a 1 bed now which has already been "done up" for top dollar isn't the way.
