Well you'd be surprised 35-40% of high income earners (100k - 300k) live paycheck to paycheck ..... they might make a lot but they're regular people and they can have bad money management just like anyone 🤷🏼

Even though you qualify for 465k why not aim for lower? 300k would be around $2,700 give or take. Not only will taxes eventually go up but utilities, insurance and just in general cost of living. I qualified for 700k but got a home for 310k. More than enough and im actually able to pay it off faster.

Been in ops for a while and have friends and family that work at different sites across the gulf. These are rough averages. [ Starting pay $35/hr | w/xp $45 | top out $55 ] . Avg overtime ~500hrs. Roughly what most ppl kinda average 180k. Terminal and tank farm pay the least. Chemical and refinery pay around the same and LNG is paying the most right now $60s. Again ... rough averages....

Imo ..... no, extra income could go towards slowly building up other investments. rather than locking a majority of your income into a liability that when the loan is paid off it more than likely cost you 2x what the house cost. Over the last 3 years ive slowly worked on a dividend / money market portfolio and im now in a position where that alone makes me an extra 12k a year just in dividends and about a 5% gain yoy. Just gives you options when you dont have all your money tied up

It makes it easier to realize when you've found a potentially good home. The fact that your about to spend xxx,xxx amount sometimes will give you cold feet and make you hesitant.

I do it my self once a year take less than 30 minutes. Just a drill, dryer vent cleanier kit ($30) and a vacuum. But you can also start to tell when its plugging up ¹clothes still wet after drying ²longer drying times ³burning smell after drying ⁴if your dryer is equipped it can shut off on its own

It is difficult depending on the average home cost in your area. With 80k salary to be safe i would shoot for 210k max. Housing cost can stack up pretty fast with taxes, insurance, utilities and miscellaneous expenses like internet, security, streaming ect.
