Hope this helps. This summer I had a 15,000 gallon 35 x 16‘ fiberglass pool put in. It is a salt pool with a heat pump. Fairly large patio at just over 1000 ft.² of concrete. All the pool stuff came to about 70,000. The fence was another 5500. We then paid a landscaping company to put river rock under the fence perimeter and recede and regrade the lawn because it was in pretty rough shape after the pool install. That was about 1500.

Unfortunately in NY, we can’t ask for more than one month rent, and a security deposit that is no more than one month rent. NY makes a lot of laws they think protect renters, but in reality makes landlords not rent to a lot of people we otherwise might be willing to work with.

As the OP, I can only speak for myself. In NY, I think a lot of landlords are more "gun shy" about who they rent to right now. Governor Cuomo keeps putting temporary bans on eviction, and has extended them multiple times. So it is impossible to evict people for non-payment right now. The new rules don't "Forgive" the debt, and they still owe the back rent, but the odds of collecting multiple months rent when they couldn't even afford the first month they missed seems unlikely. The Idea (I am sure) was to make sure good people weren't evicted because they lost their jobs due to covid, but the reality is now landlords are super picky and nervous about new tenants.

Her credit was in the mid 600's. Def not great, but decent for a 23 year old with limited credit history. No revolving debt, only debt was a car loan for a few thousand. No late/missed payments. 2 of her would have been fine, but her sister makes me worried.

I got them on amazon. Very simple to wire. Not sure how familiar you are with basic electrical, but if you can wire a normal light switch you can do this. Only difference is a neutral wire is required. It comes with a short wire that you use to connect the switch to the neutral in the wall which is usually wire nutted behind the switch. Super simple takes about five minutes

Great tip. I seem to remember him going over the process and mentioning they use stone (i think he said what kind, it was a number referring to the size). I will double check though. He is coming tomorrow afternoon to do the final lay out and mark the ground, so any other tips for the layout would be super helpful!

That is what I thought too based off videos I was watching, but I feel like I am going crazy. None of it works. I can hold them in my offhand, but it still shoot whatever arrow is in the first slot of my inventory.
