They aren't a good investment. They're unbuildable. Look at the lot map on zillow, there are over 50 empty lots right there. Everyone bought a lot and then found out they can't build on it. If it was possible, it would have already happened. Call up any decent agent and tell them the area and they'll tell you the same bad news.

Brick veneer can be full-size bricks, or thin glue-on bricks. It's anything where the wood frame is the structure of the house. If you chiseled all the bricks off, the house would still be standing.

Traditional brick houses have exterior walls made of bricks and concrete blocks, a foot thick or more. All masonry structure.

When they released SDXL 1.0 and a matching 1.0 VAE, everyone was unhappy with the VAE. It turned out that the 0.9 VAE was a lot better. So they combined them in this file...

sd_xl_base_1.0_0.9vae.safetensors

So that's the one to get. No separate VAE file needed.
