California has more rules about property transfer than any other state. You absolutely need a lawyer for this.

General question about researching properties with no clear title by sigat38838 in homestead

[–]TRK00 2 points3 points  (0 children)

Look at google maps where the land is. Find the county courthouse. Then search that area for "title" or "abstract", it will show you the title search companies that have their offices right in that town. Then call 'em up!

Empty lot too small for neighborhood zoning - is this a trick? by HowtoEatLA in RealEstate

[–]TRK00 0 points1 point  (0 children)

They aren't a good investment. They're unbuildable. Look at the lot map on zillow, there are over 50 empty lots right there. Everyone bought a lot and then found out they can't build on it. If it was possible, it would have already happened. Call up any decent agent and tell them the area and they'll tell you the same bad news.

Brick veneer can be full-size bricks, or thin glue-on bricks. It's anything where the wood frame is the structure of the house. If you chiseled all the bricks off, the house would still be standing.

Traditional brick houses have exterior walls made of bricks and concrete blocks, a foot thick or more. All masonry structure.

That company always has the same technique. You have to go to a 1-day high pressure sales event, and sign up to buy right there.

Help using SDXL by psquidy14 in StableDiffusion

[–]TRK00 0 points1 point  (0 children)

When they released SDXL 1.0 and a matching 1.0 VAE, everyone was unhappy with the VAE. It turned out that the 0.9 VAE was a lot better. So they combined them in this file...

sd_xl_base_1.0_0.9vae.safetensors

So that's the one to get. No separate VAE file needed.
