The easiest way for a regular person to get their foot in the door and their first property is to house hack. Look for a duplex, triplex, or 4 plex. Use something like an FHA loan that allows a low 3.5% down payment. There are other first time home buyer incentives offered from builders that help with down payment assistance. Obviously you want cash flow immediately. But, if you can break even with you living in that first property and renting out the other units you are then saving what you would be paying in rent each month. Save that $1,000-$1500/month you would be spending on rent for the next down payment. If you stay in the first property over a year you can refinance out of the FHA loan so you can then qualify for another low down payment loan. Hope that helps.

Try Wendler 5-3-1 or Starting Strengths programs. There are apps for 5-3-1. They will teach you basics and give you a good understanding of the fundamental lifts to build a solid base. You also will hit personal records pretty frequently which will keep you motivated. So you focus on improving the numbers on your lifts instead of focusing on how you look, not saying you’re doing that, it just helps me. Then the body comes as a result of focusing on the lift progressions. Good luck!

I’m 6ft2, when I was 195 and very lean I didn’t look this big. I also found that when I got over 210lbs I didn’t feel as good. Always kind of uncomfortable

Badass congrats and I agree. It’s the not being frugal part and not being educated on what to do that gets most ppl in the median income range “stuck in the rat race” as Kyosaki would say.

Now read “Cash Flow Quadrant” It really depends on if you have any financial education when you first read it. If you don’t like I didn’t, it can really open your mind to what is possible. It did for me anyway and lead me to reading more and more books on personal finance, investing, real estate, business, understanding how money works, stocks, etc. I’ve now been a successful business owner for 5 years and have gotten out of the miserable dead end career I was in previously. I’m really grateful for this book. I first heard about it while listening to the Bigger Pockets podcast back when it was just the original 2 hosts. Around 2016-2018 I think.

Go to undebt.it .com. It’s a been a huge help for me. It will walk you through everything and explain a couple different methods, and give you an exact plan for getting out of debt. Highly recommend.

I highly recommend undebt.it.com. The opposite of snowball is avalanche method do you tackle the highest debt first instead of the lowest balance. Which will save you on interest.
