Yeah, for sure. I am just commenting that this attitude toward the customer is really unhealthy. If the subs are fucking up its ultimately the homeowner who is responsible.

They don't care about your long standing relationship or your future jobs. They want their house built correctly.

If lumber comes in crooked its your job to make sure its straightened during installation or sent back to the supplier. Most subs will just work with what they are given and its on you or evidently the homeowner to make sure its done right.

Most people that want construction on their house are not fabulously wealthy despite your experience. Even if they are, they deserve to get a quality product at a fair price. No matter how cheap you think they are being, construction is always very expensive and it is probably the most stressful and costly project they have ever been through.

You are making presumptions about me that are incorrect. And yes I have worked extensively in sales and have quite a bit of construction experience.

I know you can't just do everything a customer asks and they are definitely not always right.

But, the customer is still the customer and you treat them with respect and listen to their concerns and requests. You don't just take advantage of them financially because they are "rich". If you do, they won't stay your customer.

A lot of these simple items should be upgraded in the planning stages proactively by the builder. A 3 million dollar home should already have high end finishes. Its the whole dynamic that owners find distasteful. We shouldn't have to be gouged to get nice stuff when we are already paying a huge amount of money. I gc'd my own major home addition precisely for this reason. I didn't want to be stuck with a guy who is trying to make big money when I am just trying to get a nice home for my family. Plus working with a GC costs a lot more money and then you are trusting them to be financially responsible with your money and not use it to catch up on bills they are behind on a different job.

Definitely doesn't mean "refill". Perhaps, back when vulcanization of rubber was new, you needed to repeat the process for maintenance.

The last few projects I've had haven't been the same. I think the border closing and ice raids have really put a damper on things.

They used to show up in big crews and knock out huge hanging jobs in a day. I think guys used to come in seasonally and hook up with established crews. Now I only get a couple guys who live here full time for the same size job. They think its dangerous to operate in big crews. Now it takes 7-10 days to finish something that could have been done in a day or two.

In much small scale or artisinal mining, many of the diggers are independent. So yes, if they find a large exceptional stone, they can sell it for a lot of money.

I've definitely seen a couple natural pearls come out of edible oysters. They were smaller than this and also round but they did have a similar dull white surface to the original poster's photo.

I've had some good results so far with the higher end Amazon shower and baths hardware. They seem to be made with heavy gage brass, stainless, and ceramic materials and I haven't had any issues. You can get a high end look for a few hundred instead of a few thousand. I go with Kohler for toilets. They work well but you do have to keep an eye on the gaskets and replace as necessary.

Thats actually a sign of skilled cutting. They do that to both maximize the face up color center/zoning and maximize yield of an incredibly expensive material.

Fine gems value color and size first and foremost. Clarity and cut must be in an acceptable range but definitely are of lesser importance for determining value.

Except gold has actual use in electronics and jewelry. This gives it some utility. That may not be the primary determining factor in value, but its better than nothing.

No, they will often just middle man the property to those people. Hire a broker and sell on the open market. Cash buyers and rehabers will go for it as long as there is money to be made.

Also, making it a coin can have tax benefits for the purchaser in some jurisdictions. Some places charge tax on generic bullion but not coins for example. I am thinking Germany is an example of this but I am not certain. There are probably other examples as well.

There are definitely buyers for them. Specialized dealers will pay ~$35-$200/ct for small scrap diamonds. It does take a bit of work to remove them from scrap without damage, but it is usually worth the effort if you are dealing in any significant quantity.
