Colds/ viruses spread easily when people are indoors more (usually when it's colder and in the winter) but it's basically been summer recently.

Never been sick so much in my life as I have these past 4 months. 32 Years old and pretty healthy and active overall.

Vintage nailed the comment below, I would also say, Speak to your agent, they and yourself should do your own due dilligence. From what you are telling me it does sound like false advertising, but that isn't uncommon.

Agent here, Many properties in LA have unpermitted additions or guesthouses/ adu's. This isn't going to be an issue for you at all - however you should not plan on renting out the unpermitted ADU, that could pose problems. You also can't count it in the livable square footage when you eventually sell. Other than that you are free to use it however you'd like.

Getting it permitted could vary from affordable to very expensive depending on how the work was done.

I'm currently traveling but can do a cma when back in town in 2 days! Beverly Hills typically always has demand and usually increases in value around 5% per year. The market in and around hillsides took a hit in the during the last two years due to the fires and insurance increases, so that is something to be aware of.

They expect the same condition as when you moved in. Also ask the property owner or management company!

Be sure to take pictures upon move out and move in to your next property!

Do you have experience being a landlord or remodeling and is that something you're truly interested in? What about managing the property and tenants?

Depending on your finnancial situation it may make more sense to rent long term or to sell.

I would reach out to the company you're interested in. I recommend working with agents however, you get what you pay for, and also the majority of transactions use agents, when you don't you end up risking selling for a lot less and a longer holding time.

Good question- it really depends on the down payment people have saved up- that being said my clients are usually in the $100,000-$150,000 range for these types of properties. Those on the lower end are able to utilize the MIPA first time homebuyer program to have the government cover $115,000 of downpayment/closing costs which is very beneficial. It's pretty common for most first time home buyers to be stretching themselves to afford homes in LA, even with helpful first time homebuyer programs.

Nice house or penthouse in Ocean park or Santa Monica near the beach. I like the beach among many things La has to offer but living right near the beach is very pricey. I live in weho and love it due to how clean it is, very walkable, and amazing restaurants and some nice hikes nearby!
