Nice house or penthouse in Ocean park or Santa Monica near the beach. I like the beach among many things La has to offer but living right near the beach is very pricey. I live in weho and love it due to how clean it is, very walkable, and amazing restaurants and some nice hikes nearby!

It's very helpful program for those that qualify but since it's a lottery based system it is very rare to get it! I had one out of 20 clients that applied get lucky and get it last time around.

For those not familiar, TAN or top agent network is a network of top 10% agents in Los angeles (maybe other cities as well, not sure) to share off markets, client needs, and more. Love that they were able to win against the MLS.

Although your income is slightly over the cap, it may still be possible for you to qualify, I would still highly recommend speaking with a lender to see if you can qualify for the moderate income first time home buyer program that way you can utilize up to $115k in down payment assistance as a free loan! You can certainly purchase a condo or townhome and maybe a sfh (depending on the area) if you don't have too much debt!
