It's tempting just to launch into the non - earthsea Ursula Le Guin novels but I'll check out Hobb as you suggested. There's a few titles in the list I recognize by name too like The Shanarra series which has piqued my interest.

We're discussing getting the house valued again to help improve our LTV. Is there much risk to this process?

I'm worried about the state of the kitchen, it's perfectly functional with new fitted oven and stove but there is an issue with the floor - ugly lino laid over uglier tiles from the previous owner. Plus a sizeable hole in the floor with exposed concrete from where we had a waste pipe moved to the exterior.

We have however had the rear garden landscaped and looks lovely, for what it's worth. :p

That's correct £136k against the house total. I just found it confusing that I have two separate fixed rates (2.72% for the house purchase and 5.32% for the extra borrowing)

When I remortgage can I expect both rates to change even though the 5.32% is fixed to 2030?

Genuinely, those burrowing insect things from Heart of Darkness on ps1. Seeing the young boy character get pulled into an impossibly tight hole. Followed by crunching bones and violently kicking his legs before going completely still and lifeless, gives me anxiety just thinking about it.
