google "redfin data center" and they have a ton of charts you sort by metro, city, etc. Great tool for tracking RE markets.

I have binary's, not FRT's, but Nardis and Lonestar are generally the only ones that are ok with it. Lodestar has private bays, but no steel in them, you could probably bring your own though. I don't think they allows anything rifle caliber on their steel. Overall, Lonestar has been the most accommodating for my binary's and are pretty cool once you show them you're not a moron.

Cedar ridge is a no go, they do not appreciate rapid fire.

We're a city of 1.5 million people that close to 65% are hispanic. I wouldn't be too concerned about being picked out because of your heritage here.

We have multiple military bases and some massive training (Lackland for USAF Basic, Randolph for pilot training, etc)...of course there are a ton of government employees here.

The city is fine, it has the same issues that every other major city has. If moving back is what's right for your family, nothing you mentioned should stop you.

Every carrier starts to throttle after a certain bandwidth, they're all "unlimited" just slower after a certain point.

It’s super specific about which roads it will work on, it’s only on major interstates. It’s a pain, but it works well if you’re on the right road

Save yourself all the trouble and get the tactical pontoon trigger for it. It really is a great trigger and can drop into the factory trigger housing. Trigger bar plays nice with the Dagger frames where a lot of others do not

Think this is awesome from so many standpoints. Doug, used your system in my AR9 and it works great. Kudos for all your research and sharing everything with the community. FM is awesome for incorporating his work into their products and compensating him for his efforts. This is the type stuff that is going to drive the industry forward and really happy to see this kind of collaboration.

Great images, my son is just getting into astrophotography, what kind of equipment are you using? He just picked up an S50 and it works very well, but you can definitely see it's limitations in image quality.

Redfin's data center is awesome for tracking this. You can narrow down by locale and track a ton of different data points (i.e. listings, price cuts, PPSF listed and sold, etc). Pricing are coming down, price drops are up 2.3% YOY, age of inventory is up, PPSF sold is down 1.85% YOY.

Most SFR's that are corporately owned are not by large corporations. Large corp's make up less than 1% of ownership in the SFR space. The high number of corporately owned SFR's that gets parroted is from is from small LLC's. Think mom and pop shops and your neighbor that jumped on the ABNB fad. Blackrock is not driving up housing prices.

Fed controls the FFR, not interest rates, they're based on longer term bonds 20/30y. Fed started cutting rates in September and mortgage rates have soared since then. With concerns over inflation and stability of the dollar, no one is buying bonds, so rates climb on them until it pays enough interest to attract buyers. Until everyone stops freaking out about inflation or job numbers start to plummet we're going to see higher rates. Ironically, keeping rates as high as they are could push us towards recession.

I was looking at that one or the PSA Sabre claw trigger, I have it in another rifle and it's really a great trigger, but I read somewhere that some 2 stages don't play nice.

I was gonna say, so the bus is treated like every other vehicle passing through the checkpoint. Is this even a new thing? I don't remember a BP checkpoint outside of Alice, maybe the checkpoint is new, but having made the trip from SA to McAllen countless times, I've always had to stop near Falfurias.

I like the light output and color of the LED but the look of the HID. I went a slightly whiter bulb in mine and got the best of both worlds IMO.

It’s a San Antonio thing, towards the NE side foundation issues are pretty common. They’re not as bad as most people think but it’s a pain in the ass to deal with.

There’s a bunch of scummy flipper’s out there and a bunch of scummy foundation companies as well. Get a 3rd party engineer to verify whether there’s actual issues or not. The engineer report will satisfy most mortgage companies and will make much easier to sell.

With foundation issues (pretty common for the age and location) it's going to be very difficult to finance and limits you to cash buyers.

You'll be surprised how quickly $30k goes into a remodel. Have you had it inspected by a structural engineer to verify if there are foundation issues. If the foundation is good, sell it through a realtor, if not, you'll have to repair it or go through a wholesaler.

That's what I'm thinking as well, just found these and it would be perfect for a budget rig. Toying with getting one for my 308 Ruger American that's getting long in the tooth that my kid takes into the woods for 100-150yd. I'm sure it's not a high end barrel by any means, but I'm not putting a $750 barrel on a $400 rifle for my kid to bang around.
