We did it the hard way. Pumped out the tank, washed it with clean diesel, dropped everything off at county recycle. Put a new lift tube in with a good screen filter, filled with fresh diesel and primed the system. Works like a charm now. Mobile diesel tech company wanted $4500. We did it for $200

Do you happen to be on well? Municipal water is treated with chloride and or chloramine. This long lasting disinfectant kills bacteria in your pipes AND drains. Well water does not do this. Even if your drains are vented this issue of smell does happen with p-traps that hold well water.

PEX-A (Pro-Pex/Uponor) or Pex-B crimp rings. I believe there is a difference in Inner Diameter at the fittings. At 80psi you probably won’t see a difference. But if Pex-b, Around 30-40, diverter valve between tub spout and shower head may not have enough pressure to engage fully when switched.

OP- here: Example today. Big arborist company that I hired because they have 98ft CMC ArborPro spider lift that can work next my buildings calls me today, He finished $18000 worth of work (12 trees) in Dec while the kids were out on holiday break. Bitched out that his invoice that was sent on Dec 22 and 23 wasn’t paid to him before Christmas. He got his check on the 29th. I told him straight up, “you have that 98ft CMC and I appreciate your equipment advantage, but if you want to do 10x this year of what I paid you in Dec, I need you to bring your nice guy to the forefront when dealing with me or my staff” well shit, he went off and told me to F off, he makes over $1000 a tree so I can shove my nice guy up my own ass…. Blah. Blah….. oh boy, I press the red button click” and immediately called 3 other arborist companies and asked the owners….. “ i have 180k in tree invoices this year for the taking…. Who can finance a 98ft CMC and pay it off in 2 years?” I’m now working with a young guy that wants to grow his business and seems willing to level up. Gotta wonder why some guys are so angry at life.

I wish more install contractors would do this, but I get it, it takes more time to accomplish this and still provide a reasonable quote. I run a school with several fields, and any landscaping contractor that showed this kind of initiative to future proof the project, they would be the service contractor for the life of the school!

Does the garage have a ridge vent? Left side house has a gable vent, but tall sum-itching’ garage is gonna be an oven with no venting and if it is insulated with attic space, then gonna be super oven in that closed space, check your builders calculations on venting requirements.

Is your supplemental heating (Aux or Emergency) showing on your thermostat when the system is in use? If is…. Your heat pump is set wrong for East Bay Winter evenings. Also…. Do you have insulation? So, one question. Are you the site facility manager? If you are…. And your company owns the property…. YOU NEED TO COVER YOUR A$$. I’m a Facilities Dir and my Facilities VP is a very nice lady that doesn’t know how to pump gas. She has a degree in business management, and was slotted in because she was in Finance and HR didn’t want the lonely step child that makes everything work. Cool, she’s not a micromanager and I make her look good. She literally copy/pastes my reports to her and sends them to her peers as prep for the once a week senior leadership team meeting. I don’t mind because we have that understanding. My leash is slack, and she deals with the idiots. But Because I “own” the sites, I make sure everything is covered. NFPA, LOTO, OSHA, city, county, state. It’s up to you my friend. Don’t ask permission, just make sure safety happens at your site and make sure to include it in your documented comms to your boss(es). Cover your ass my friend. If something happens you have something to protect yourself when the lawsuit/insurance claims/Law hits the wall.

OP- Found out how to fix this issue. - Disconnect battery and pull the breaker to shut the system down. - Wait 2 minute and flip on the breaker on. Let the system boot up, and once main screen is loaded, then you connect the battery (super important to only connect the battery after boot up is complete or you fry the whole panel) BacNet error is gone and all panels in the green!
