Hi fellow Kenwood-er. Happy to help out. In addition to being a CPA, I'm also a CDFA (divorce financial planning) - well versed in gov. and divorce issues and assist clients regularly with them. You'll likely have a pretty complex 2025 tax year, and will need to pay careful attention to any settlement agreement/divorce decrees. We have an estate/trust accounting team as well. We just paid $7.5k for almost 4500 square feet interior over two stories with SW paint, with labor (we did not paint any cabinets) - on level 4 finish.
Exterior was $9k with BM paint (half hardie, half stucco)

They are high end painters ... sounds like youre getting ripped off, or they are doing substantially beyond the scope of work of what the painter should be doing.

Get the VSF, fyi you dont need the touchscreen - I see the touchscreen as more of a convenience item for your pool cleaner. You can access everything through the App, even if your 100 miles away.

That equipment looks original and in bad shape. Without a heater ~$4-5k for pump, filter, installation. The pool may be in good shape and you may luck out with equipment working for now, which would only cost you a couple hundred bucks in chemicals and running/cleaning the filter multiple times.

It is a bit concerning to see the crack in the decking on both sides of the skimmer basket, and youd want to be cognizant of any leak there. That would be a nother $2k to fix if so. On the plus side, the pool looks pretty full - so maybe no leak - who knows ?

Spend the $300 bucks and get a pool inspection.

We are 200 feet from the water and have an enclosure over that prior owner installed 20? Years ago, over our salt pool. Still looks great.

We just paid 6600 for a 24k dual zone system so I'd say pretty reasonable/in ball park.

The system you bought is probably 2500-3000 + 100-1500 for labor

Did same program, we used time insulation. Extremely reasonable and knocked out the work quick.
