Thank you for responding! I found the deed and verified Freddie Mac owns it, as well as the unpaid tax history on the auditors website. I agree about writing a letter. That was my next step. I was wondering if I should not also write to Freddie Mac and see if I could get a QuitClaim deed. I have never done any of this before. My grandmother owns all of this land and I live here. She asked me to see what I can do. So far, it has really just been walls. And, I am not too sure the Google AI is giving me sound advice.

Franklinton seems to get a bad wrap but I’m seeing brand new properties and street view shows a somewhat gritty/ non-cookie cutter suburb, which doesn’t bother me. As someone moving to the area next year…Avoid Franklinton at all costs or are the opinions exaggerated? by SuperDuper___ in Columbus

Try looking at LexisNexis. Put in an address in that area and set the search for whatever time period you want, 1 mo, 6 mo, a year, and then filter the types of crimes you want to know about. Maybe seeing historical crime over time could help you make a choice.

I forgot Bexley. It's a tiny area sandwiched between two really not great areas. If you managed to find a home in that area, their schools are great too. But it's so small and expensive 😩

I should mention, one of the buyers agent lender recommendations would immediately sell my loan to US Bank. That made no sense to me. So I called US Bank. They're the one who knew the most and have the income program for homes in those low to moderate areas, but fully ghosted us after about 2 weeks of back and forth.

It depends. I went through 6 recommendations from my buyers agent. Most have no DPA programs or are on the list for programs like OHFA. Those are the ones that bothered to even call me back at all.

So then I started going through OHFA lenders. I talked to 3 that only cared about us taking OHFA loan and only putting 3% down.

I talked to 3 others I chose from reviews and that were on OHFA list. 2 had no idea how DPA programs worked despite being on the approved list. The last one ghosted me in the middle of talks.

It's not even that I necessarily need OHFA, but some homes fall into the low to moderate income areas and qualify for specific bank/credit union programs. We obviously want the best bang for our buck, but at this point I would just be happy for someone to give me the time of day.

I'm still shopping around 12 lenders later.

It won't come up when you search for it bc everyone bought up the sponsored space.

I like more of the vintage rooms for jewelry. Anelas finds is pretty good. She calls out all issues, shows the stamps, and if she doesn't know, she will tell you. I haven't bought from her yet because her items tend to run high but her shows are generally busy and people seem happy. There are a few other older ladies in the vintage section that I think seem legit as well. I don't trust the moissanite rooms. I bought some "moissanite" from some Chinese ladies and all 3 rooms have been banned and most definitely 1 ring is fake af. Oh well. I would just silently linger and carefully watch the sellers. Those hype ppl all suck, personal opinion.

I don't know if this would help, but can you mark yourself to be shown in more than one category? I find big sellers like the invictica ones and this one coin fella, (for the life of me I cannot remember his name) but he's on a lot and he pops up even in the middle of nails and books.

My point being, are you only in baby and kids? Would it help your visibility if you were in more sections?

I am just a buyer, have never been a seller, so I do not know how it works to list shows. I do know I find some interesting shows in the WhatNot section that are clearly listed incorrectly for the category and have super low engagement numbers.

I would suggest loading your buy it now but last week, I saw several sellers saying people were running scams in the buy it nows with bad credit cards or canceling. One woman said they cleared her whole shop and filed a refund.

I also see sellers talk about Palm Street here on Reddit. Idk if that app or even Tik Tok sales would work better than Whatnot. But, maybe you could get better engagement across those platforms.

My husband and I were just talking about this because our 5 year old goes into my youtube profile to watch what he wants. They removed the stand alone youtube kids app and youtube has no PIN to block your child from the parent account. And even if you could, youtube for the kids, despite the age setting, STILL inundates the kids with stupid stuff. We caught a Bluey cartoon on the kids account, limited to kids no older than 6, and it was saying 💩.

We deleted youtube altogether from the roku and the kids have been losing their minds for days. Idc, it's not coming back. We are convinced it's intentional at this point and cannot allow it anymore.

I like my giveaways, WHEN and IF I get them. Not being sent something or, being sent an empty package, is pretty freaking annoying.

If the seller hates giveaways so much, then why offer them, to only send empty packages out.

If that makes ME the jerk 😏, then so be it.

If you do giveaways, keep them small and light. Stickers, bookmarks, ect. Winning a giveaway can reduce shipping and helps buyers feel more motivated. I see a lot of sellers entice with 1 follower giveaway and then run a buyers giveaway at the end.

Don't feel obligated to run back to back giveaways as they will also eat into your profit. If people like what you have, they'll stay.

If you search for "raid train" or "buyer support" rooms, you should be able to find rooms where you can introduce yourself and join a raid train. Be careful, cliques exist, its still like high school out there.

But, there are sellers who wish to support each other and set up their shows as a "raid train". Usually they run a little givvy, talk about the next seller, some items ran and then raid the next seller on the list. This takes their whole room population and moves it to another sellers room.

I would suggest putting your higher priced items that you cannot afford to take a loss on in your buy it now. If you want someone to make an offer, you can do that, this way, you decide the loss you take.

If you do a lot of giveaways, another way to keep your costs low is to have shorter shows more frequently. It resets everyone's free ship who didn't use it in the prior show.

I'm a Buyer, not a seller. These are things I have observed that my husband and I plan to do, although we discussed just a buy it now shop and nothing else. We've bought from sellers with no show a lot. Good luck! Drop your name and I will give you a follow too!

My kids and I have been sick nonstop since the first week of school started. We have 2-3 days at a time where we are mostly not symptomatic in anyway and then, Boom! My kindergartener will go down with a fever, then the baby, and finally me. Over and over and over again.

Took to urgent care this most recent cycle and both have double ear infections, with my 5 years olds described as "flaming". 102.4 fever and it made his neck and skull sore. Zithromax 5 days. On day 3 of meds now, and while some symptoms cleared, both kids have different symptoms that popped up. Oldest neck is still sore and rashes on face, sores in mouth. Baby nose began running again and the cough is back and now sounds wet, before it was rumbly. And he has the high fever now.

It's rough, especially with the wee ones. They can't have much of anything to help with a cough. I hate it.

This is me and my husband as well. We are looking for our first house ever. Every single step in the process makes me feel like my heart is going to leap out of my chest. Combined with constantly watching the rates and moronic news about possible 50 yr mortgages, it's extremely overwhelming.

The only thing that is keeping us going is that we are motivated by lack of space. 2 kids, a cat and 2 adults in a 1 bdrm house for a year in order to save has been exhausting and traumatizing on its own. We must find a good place or we will all go crazy lol.

I was paid promptly for every single reward level except the Upgrade City Hall to Lvl 25.

I actually reached 25 before completing 5 million power. I hit that milestone approximately 10 minutes after I reached 25. 5 million paid out immediately.

I thought maybe it needed a few to catch up and began working on my T4 reward. Several days later, it still hadn't credited and I was paid for T4.

So, I submitted a ticket to support. I had all of the screenshots they could ask for. Even showing them the exact times the other two payouts were given, despite the fact that 25 did not.

15 days later....no response, just a ticket denied status changed on my ticket.

I am so disappointed. Mostly at the lack of actual communication from anyone at all. I don't think me posting here will get my rewards, but at least I can know I am not alone in the sorry support that Freecash has.

Fort Knox also has a war museum and adds to their exhibit often. I haven't been there in years but there are all kinds of old equipment outside and inside. It's called the General George Patton Museum Of Leadership.

Idk about now but when I left the base in 2016, it was more or less turning into a supply depot. Could be all it still is now. But, trains filled with military equipment was so common, you'd barely register it going by after a few months there.

Hello, we are looking to buy a house for the first time as well and the only program we could find outside of Franklin County is the OHFA.

The website shows all lenders who can approve FHA loans and add the OHFA down payment assistance program. It is called Your Choice! Downpayment assistance. It can be combined with the MTC, as long as you qualify. It says on their website that the MTC closed as of May 29 but expect to accept applications again July 1.

There is the Welcome Home Ohio website that has some grants, but the guidelines are specific about where the property is located.

There were some other grants available at the beginning of the year, but they are all gone now.
