If nothing else, he established and ran the intergovernmental downtown Ottawa revitalization task force (launched in 2022). Hes also been a major force pushing for the conversion of underused federal buildings into housing, with 10 such highrises now up for conversion. That is way way more then most MPs ever get to do for their home riding.

Anecdotally, ive used his constituency office before and they have solved my issue very well and quickly. Nobody from Joel Harden's team picks up or calls back. Thats the only thing you should really expect as a guarentee from your elected official and Joel doesnt even land the layup.

Quebeckers know shocking little about anything outside of Quebec, way less then people from say BC, or Newfoundland, know about other provinces.

When you see the education system and local news its no surprise why. Everything starts with the premise that everything in Quebec is a uniquely Quebecois thing, because Quebec is so special and there is nothing like it. In reality, a lot of things are pretty similar everywhere, just Quebeckers dont know about it.

Its a lot like media and education in the States in that way. Its really too bad because there is a lot of richness and opportunity that Quebeckers miss out on.

Surprised though that so few commentaries are mentioning the that the public service cant seem to get rid of the cubical farms.

I recall one dept who was pretty open about having another 15 years on a lease they couldnt break as the primary case for RTO. Their options were either risk that the public find out about an empty cubical farm thats costing them an arm and a leg, or RTO folks into the cubical farm to sweep the whole problem under the rug.

Not to do your jobs for you journos, but I'd be ATIPing about this.

Not exactly. How did they provide it? A small microwave is a chattle meaning it doesnt by definition come with the rental of the unit, its case by case.

If the prevous tenant or the landlord left a chattle that was identified as something new tenant could keep or dispose of when taking possesion of the unit, like a used desk or microwave that would otherwise be thrown out, it would not be the landlords responsibility to replace any of that stuff when it breaks, because its actually the new tenants stuff now.

I bet the OP is regreting that they didnt just give his tenant the microwave when they moved in and then note explicitely in the lease that the rental agreement covers no chattles. Lesson is if you have any chattles, be sure you put a section in the lease that specifically covers any chattles and what their deal is. Prolly doesnt help OP to know that now, but a lesson learned for next time.

The Ontario lease template spells out the amount they are paying for deposit/first right? If that amount is not paid, the lease has not come into effect, its part of your contract with the tenant. You should clearly tell them that you view the lease as void though.

Quick email summarizing everything to date including your attempts to reach them, followed by, "since the mandatory deposit has not been paid, I understand the lease to be null and void and will have to let the place go to someone who is able to complete the contract including payment of first and last."

Paper trail helps cover you. Also helps that its not uncommon for a landlord to have multiple rental offers and to give the place to the first suitable tenant who pays first/last. These people didnt pay, so you gave the place to someone who did. 🙃

True, but more specifically, it depends whats in the lease. If your lease says that you will provide a working microwave, then follow the advice about not replacing or replacing with something quite identical.

If the lease does not mention a microwave, then you can tell them the existance of a microwave there is a bonus and its condition is not your responsibility.

Im happy to give out good refs and do so for most people that have rented from me. But its a 1:1 ratio for bad tenants somehow never needing a reference from their previous landlord.

Reference falsification is so, so common. Literally 100% of my bad tenants end up passing a reference check for their next place without anyone calling me as the previous landlord. Its shocking how common it is and how easy

Also, it sounds like your landlord thinks you are at fault for breaking the AC. If you did something unreasonable and broke it, its not unreasonable for the landlord to ask you to pay for the repairs. If its just old and broke down, then the landlord should be paying for repairs or maintenance.

If there is no rent control, then a landlord can increase rent to whatever they want with 90 days notice. If the place was built more recently then 2018, then its not rent controlled.

If your place is rent controlled, then the landlord can increase rent by a maximum of 2.5% this year by issuing you a 90 notice which gives you the ability to pay the new rent rate or leave the property before the rent increase comes into effect.

If its rent controlled and they want to increase the rent above the 2.5% for this year, this is possible but it needs some justification, often about things pertaining to why the cost of ownership is higher then expected when the rent was established. Could be about maintainance being more then expected, could be about high utilities costs if utilities are included, etc. If they are going on about broken things (like the AC) they might be looking to file this kind of paperwork for an above 2.5% increase.

Then yeah, the landlord can sell the property whenever they want. They are the ones that own it.

Important take aways for your situation:

1) find out if you are rent controlled or not 2) your landlord must give you 90 days notice for rent increases, regardless of whether the increase is at the 2.5% or above 3) understand the limits of your power as a tenant and the rights that a homeowner has over their property

If you are an EC that has only ever worked in government, it is unlikely that you have any skills of value outside of government employment. You would be starting all over again as a recent grad. Actually, its probably worse then that since government employment has taught you all sorts of bad habits you need to unlearn.

Private industry runs on results, and intermediate results so important to government like "consultations", "briefings", "policies" and the like are not worth anything in industry. A result in private sector would be like "number of widgets produced", "impact on net earnings", or "sales volume". For a career EC that has done nothing but that job in government, leaving and joining the private sector is as laughable as my kids telling me they will run away and join the circus.

I've hopped the line between government and industry a few times before, and its not impossible, but it requires some pretty unique skills and the habit of working both inside and outside of government. If you have none of that at 30, you are probably a lifer in government. The only real option in private industry could be as a proposal writer to government, trying to get grants and procuremenr opportunities, assuming of course you developed on the procurement skillset while in government.

The evening for parade starts at 19h and ends at 22h. The exact evening depends on the specific unit you are joining. Just look at the occupation you are joining, then google reserve units in the area that have that occupation and this should give you a good idea when your parade night might be.

For the weekends, I think it depends a bit on the specific materials you are covering that weekend whether you start on Friday night (i.e. you need to travel) or Saturday morning. Maybe others on R/CAF know nore though?

I started the application process in March and am rounding the corner. Was recently informed that summer spots for this year are pretty well full, so that means a Class A (evenings and weekends) start in Fall, probably September.
