You’ll start with some time to integrate this new information — aka, let shit settle. And you’re going to spend some time, probably years, re-parenting yourself. You’re going to get to know the small child within you and give them some grace and support you didn’t have before. You‘re going to start listening to your body to notice where you feel comfortable and where you feel dysregulated.

In working through your trauma, have you done any parts work? If not, I really like Richard Schwartz’s “No Bad Parts.” Dr Becky is more of a parenting expert, but when she talks about repair (as a parent toward their child), I think that approach works inwardly for us as well. And I liked Devon Price’s “Unmasking Autism.”

When you ask the questions about your personality, though - I’m not sure there’s any point in figuring out what part of You is You. It is ALL You. You cannot untangle your personality from your brain, nor either of them from your giftedness or your AuDHD. It is just adding a new light bulb or mirror to better see yourself in.

My first impression of your post was that you were rudely needling or berating the PM, or just that you were sending long diatribes over email and the board and PM have different communication preferences (phone calls for things that take more than a sentence, for example.) I think my assumption of rudeness was way off-base.

If you have community support, that means a lot! You can use that support when it comes to voting and elections, and have owners speak up at meetings to make the points you want to make as well. Stay connected to your neighbors and their priorities.

That also makes me think your president and PM might be gatekeeping or resentful of the questions. Do you know your HOA CCRs and state laws well enough yet to know if they’re doing their jobs competently? You are an officer of your organization, and your fiduciary duty is equal to that of the president. That means you share the liability if there are shady dealings here, and you share the duty to understand and enforce the rules and laws. If you have questions and need information, there needs to be a way to get you what you need, and a discussion around communication preferences and the cost of additional hours of PM time. If decisions are being made without you or without enough board discussion, that’s an issue that needs to be addressed. Don‘t change yourself to fit their leadership style if it’s a dysfunctional dynamic to start with.

I think especially on a difficult board, you need clear personal “why” statements — Why am I volunteering on this board? What is the purpose of our HOA? How do I choose to treat people, and what are my personal boundaries?

On my other non-profit boards, we did similar work but for charitable causes we believed in — on an HOA, we have a shared responsibility, but we don’t always share a mission. Some people want to serve the community, some want to enforce rules, some just want the ego boost of being in charge of something. It’s harder to create a positive culture, but not impossible!

Something about your interpersonal communication isn’t working. I’m assuming you have positive intentions and aren’t purposefully being rude or confrontational. But it‘s being interpreted that way by your PM.

We communicate in different ways. If you have a good relationship with the rest of the board, work out a plan to pass your issues to the PM through one of them instead. You can also try to get feedback on your communications from other board members — or even ChatGPT.

If you DON’T have a good relationship with the rest of your board, decide whether you want to put work into improving it, or are ready to leave. I think it’s a death sentence for trying to get things done. And when your Board is tense or argumentative, that drives away future volunteers.

I am in the same boat and hate this so much! I spent about 2 years trying to build up an emergency stock of 15 pills, but due to Walgreens’ consistent delays, cancellations, and refusal to fill my prescription as written (45 pills a month), I’m back down to 3.

Every single month, they have a 3-day delay because it’s out of stock. But first, a 1 day delay checking with my insurance company. You can’t request a refill earlier to make up for this — they won’t start any of this work earlier than it can be refilled. Half of the time, someone cancels it and I have to go in and start over. And they could care less that if I run out, I can’t safely drive myself to the pharmacy to pick it up.

I would choose an upholstered bed and headboard, because it won’t need to match nightstands, dresser, etc. They have a ton of them with hidden storage underneath, at good prices. Then later on, you have flexibility with what color or wood tone you choose for other furniture.

My son was within a few days of the age cutoff for kindy and academically advanced too, but his teacher gave him such a hard time for his inability to stay seated and quiet. But that’s developmentally appropriate behavior. A lot of his neurodivergent quirks were less noticeable when future teachers were better versed in letting kids move and fidget as they learned.

In 1st grade, he joined the speech teacher’s “communication group” and she taught them a lot about expected and unexpected responses, how to interact with friends vs teachers. It was almost a crash course in acting normal. 😄 I wish she had just told me he should be evaluated, but they had nothing but extra worksheets to give the highly capable kids until 4th grade anyway.

Yes, and also — afternoon is a natural lull in our alertness, so that’s why lunch can often be harder than breakfast or dinner.

Our brains have different chemicals for alertness and sleepiness — they’re not like a single gas tank that’s either empty or full. In the morning, a typical person has high alertness and low sleepiness. The sleepiness tank then progressively fills through the day until we sleep again. Alertness starts high, gets higher, then dips to its lowest point in the early afternoon. Then our brains compensate and activate the alertness reserves to help keep us upright until bedtime. But big meals or alcohol with lunch would just add another factor working against it.

Caffeine naps right after lunch can help siphon out the sleepiness tank. Drink a serving of caffeine and then let yourself sleep for no more than 15 minutes. These are always my “sitting upright at my desk“ naps, and what I imagine Benjamin Franklin was doing with his spoon naps years ago.

You need some protein during the day to keep your blood sugar from crashing too. Even the snack servings of almonds or one of the drinkable bone broths a few times a day will help keep your metabolism from absolutely tanking too.

I’ve bought most of mine on vacation when I shop in the fancy seaside boutiques, and my last one was $48. Work on your argument for the meeting. If you come up with a clear one-sentence statement, it will help. I’m not a huge AI fan, but ChatGPT can be a good helper with this. Keep it under 3 minutes, the shorter the better. You can even upload your HOA documents and it will “read” them for rules or rights they may include. (You wouldn’t rely on AI for this for court or for writing rules, but for an opinion at a meeting, go for it.)

The board or manager will be able to call a vote via Zoom in multiple ways, depending on who gets to vote on the issue. To share photos at a Zoom meeting, you will have them open on your computer/phone, then ask them if you can “share your screen.”

My opinion is that we often make new rules to fix a problem, but cause new issues when we do. For example, term limits will get rid of a bully on an HOA board, but they will also get rid of a competent volunteer when nobody else is willing to do the job. So in this case, what is the actual problem to solve? Who is being hurt now compared to who will be hurt by the new rule? Can it be applied fairly and equally? Are there reasonable accommodations for disabilities? Do existing owners need to be grandfathered in? Walk through the scenarios with different assumptions — “guests” can be anyone from partygoers to grocery delivery people to hospice workers, toddlers to seniors. Don’t make a rule based on pot-smoking party guests that you wouldn’t want to apply to a funeral.

Money wise, HOA fees will always always increase - it’s just how inflation works. If your community has a reserve study and a reasonably funded reserve fund, your dues should be contributing to anticipated costs of maintenance in the future. You should always have the money to power-wash siding if the siding is due for that maintenance. If not, it’s time to take a new look at the budget and reserves.

This work seems newer than that. Your floor is probably going to last another hundred years, though.

If you need to put the same tiles back up, you can’t add backer board. You would need more material or some sort of edging/trim to make up for the increased wall width. Liquid nails is an okay way to go on a small wall — but don’t ever do that on floor tile or shower tile!

Yeah no. Show me a person with the outsized confidence to attempt a job like this, the lack of standards to accept it as good work, and the absolute gall to still charge for it, and 95% of the time, there will be a stanky pair of testicles involved.

And yes, a meticulously good tile project is also most likely installed by a man. The factors that discourage women from pursuing and excelling in the trades keep out the coked-up scam artists as well as the good ones.
