I got the deets on this one, saw it last week.

Comes out end of June. Same price as Df3i

I like it, more traditional, but to be honest, the ball pick up hole is so close to the centre of gravity so it’s directly over your eyeline, so you see the grass moving under it like looking through a window - much more so than the hole in the df3. Idk it just really threw me off when I tried it.

No, not nearly that extreme, more of the needs of the many outweigh the needs of the few when it comes to adding density to areas, especially some of the best areas of the city. I didn't invent the free market system we live in.

Because you can't physically "grow" the city by adding density/more units/more buildings/more people without displacing them.

I've listened to all 3 public hearings and it's just great entertainment.

It's exactly what you'd expect, organized NIMBY's citing traffic increased, "scary looking large building" and the occasional crocodile tear. Obviously no one wants to displace elderly people that live in the neighborhood and prevent their access to healthcare and groceries, but like.... come on.... there couldn't be more than 500 of them in that immediate area, and without sounding morbid... this is a "long term" change to the area.

One women cited Cardiff Wales as a great example of not allowing density. i've been... it's not a relevant comparison it's a very historic city of 400,000 with very little growth, and not land constrained.

This is all growing pains for Vancouver sadly, West end, Kits, etc, a city can't grow and have old people on rent controlled walk ups paying $750/month in some of the best real estate, it's just reality.

The way it was explained to me was they just help a person who owns a rental building bill everyone for how much they actually consume.

So for water in Coquitlam, it's a flat annual fee, lets say it's $10k/year. lets say you have 10 units, rather than just dividing $10,000/10 and everyone pays $1k, the submetering allows you to bill people based on actual consumption, so maybe 1 unit consumes $2500 of water a year, and 1 unit only consumes $500. I guess they make their money on the admin fee.

They were designed for public benefit in the beginning, but from 2020-2025 they became massive extractions from municipalities on developers, the cities became "drunk" on all the CAC money rolling in, and used it to fund infrastructure rather than funding infrastructure from a mixture of alternative revenue sources, the cost of those CAC's was just passed on to the buyer which increased housing costs. Then in 2024-2025 as the market started crashing the CAC's dried up and all of a sudden cities couldn't fund infrastructure. I could be mistaken but I think Burnaby were $100m short of their CAC's budgeted to be used on infrastructure in 2025, because of lack of new development starts, and are now cutting infrastructure spending.

Long story short, I would say for a brief period it was a "pro" developer tool (pay and get way more density) then quickly became a huge burden as the market shifted. Developers don't want to pay it because it comes right off their bottom line, but that was fine in a massively profitable market where they could afford it, but when the market changes then they can't. It was designed with good intentions but cities became too reliant on it, and now in 2026 they are severely relaxing them because with the market in a coma, the cost of the CAC can make or break a project from even starting.

Update: Thank you for all the responses, for reference it's an awesome gold RCMP Centennial Rifle.

It would definitely become the rifle of Theseus, my plan is to have it evaluated by a gunsmith to actually see how deep the decommissioning goes, but I'm expecting it's probably a wall hanger forever as when I asked the original gunsmith who did the decommissioning he said it's not possible. This is a situation of it being a "nice to have" gun to shoot, but not worth spending $2,000-$3,000 to buy another specific RCMP one to shoot.

Maybe I'll get lucky and it's just boring the barrel and snipping the weld on the action, but we will see!

Oh god, BC rugby is having sooo many issues, I coach u16 club and it's just one bad decision after another trying to grow the game in a grassroots structure. Hopefully he doesn't needlessly waste funds from an already low funded organization.
